Available is a three bedroom apartment located at 1314 West 11th Street (near 11th & Weschler). This apartment is MASSIVE - you'll have to witness it to believe it; it has a great layout and lots and lots of space. The apartment is well-maintained (some rooms are freshly-painted and some upgrades and repairs are currently being done) and is in a nice, safe area of Erie located just a few blocks away from Frontier Park. The apartment is located in a duplex and is located on the second floor. There's plenty of street parking. The back yard is fenced. I pay water, sewer and garbage removal. The tenant pays for gas and electric. There will be both a credit and criminal background check ($13 fee per person) and reference check. Any potential tenant ages 18 and over must complete a written application (and pay $13 for their credit/criminal background check). Other acceptance criteria: -You must be 18 years old or older, have photo identification and a valid so.cial security number -You must provide a copy of your utility bill dated within the past two months (an exception will be made for recent college graduates who lived on-campus and didn't pay utilities) -No evictions or land.lord-tenant complaints - 3.5X earnings (based on monthly rent - meaning you must make $2362.50 or more per month to qualify) and you must provide acceptable written documentation sustaining your income dated within the past 30 days (pay stubs or a bank statement). If you are self-emp.loyed you must provide me with your most recent tax filing to verify your income -You must have a credit score of at least 625 and your credit report cannot have any delinquencies. If you have a credit score lower than 625 you may have a co-signer but they must have good credit (a credit score of 625 or higher) with no delinquencies nor any collection issues. -If I'm unable to verify any information on your rental application, including but not limited to your prior rental history and your work info, you will be denied rental -If you have misrepresented any information on your application you will be denied rental -You must pay the security deposit and first month's rent in full at the time of lease signing First month's rent ($675) and a $675 security deposit must be submitted prior to move-in. The lease is for one year with opportunity to stay longer. NO SMOKING INSIDE THE UNIT, BUILDING OR ON THE PROPERTY. There's a cat fee of $20 per month, limit two cats. I would consider up to two dogs ages 1 and up (no aggressive breeds as my insurance doesn't allow it); if you have a dog or two let me know their ages and breeds and I will let you know the monthly dog fee). You must also be clean, quiet and respectful. I hold my tenants to a high standard and they appreciate it because they cherish a nice, clean place that has other nice, respectful tenants.
