---- SCHEDULE A SHOWING ONLINE AT: ---- This Tucson landmark sits at the corner of Mountain Ave and Roger Road, and is affectionately known as the Castle. It was built in 1959 by a local Tucson brick mason and builder, and the entire structure was created by hand using reclaimed brick. The attention to detail is incredible, and the property retains almost all of it's original features. It is truly unlike any other building in Tucson, and our office is very excited to manage such a historically significant and unusual property. While this is a duplex, the unit is very private, and is larger than most single family homes in Tucson. It has a covered parking space, as well as a fenced front and back yard. The entire exterior and interior is constructed of exposed brick, with numerous Hobbit doors, shelves, and illuminated coves throughout the house. There are two beautiful decorative fireplaces, as well as custom wood details in every room. The kitchen has a brick hearth stovetop, as well as a built in bar and unusual vintage Frigidaire French door oven- the only example I have ever seen. The property was renovated six years ago, at which time the electric, roof, and central AC was replaced. It remains in excellent condition, and is ready for the next appreciative occupant. We have very little turn over at this property- the current tenant has been here for six years, and the unit next door has had the same occupant for the past 30 years. Other recent upgrades include washer and dryer, as well as a stainless fridge. 1200 Square Feet of living space 2 Bedroom, 1 Bath Central AC (New, high efficiency unit) One carport space, plus one tandem driveway spot, if needed. Washer and dryer Bonus room accessed through one of the bedrooms- great storage or hobby space Fireplace is decorative only 12 month minimum lease term. Tenant pays Electric and Gas, plus $55 per month towards water, sewer, and trash. This house is located directly across the street from the University of Arizona farm, so you can visit with the various cows and horses that roam the green fields just north of Roger. It is also within walking distance of Trader Joe's, Sprouts, and numerous other shopping and dining establishments. The Mountain Bike path provides easy access to the University of Arizona, as well as the Rillito River trail just to the north. St Phillip's Plaza is 1/2 mile away as well, so there is plenty to do in the surrounding area. We do charge a $40 per person application fee, and all potential tenants must pass a credit, prior eviction, and criminal history screening. $1645 due at lease signing. This includes a $1145 refundable security deposit, plus a $250 non-refundable cleaning/leasing fee. First month's rent due at move in. Well behaved and loved pets are welcome, with an additional $200 per pet refundable deposit. This house does have breed restrictions due to the owner's insurance policy, so we are unable to rent to pit bulls, Rottweilers, Dobermans, German Shepherds, and Chows.
