About This Property
The garden cottage is a must see, beautiful, but small, old style apartment for rent in the back of a 1906 Craftsman farmhouse duplex. It is located on a quiet, tree-lined street near Berkeley Bowl West, Standard Fare, and Paisan Restaurant. There are many walking distance cafes, restaurants, breweries, and the new branch of Kaiser Permanente. The neighborhood is a friendly, family-oriented area, and great for biking. Street parking is generally easy and ample. Walk score is 79 and bike score is 99. The cottage overlooks a huge, sunny, organic vegetable garden on a double lot. All floors are hardwood or tile. Original details have been kept but it has been updated over the last few years. The Bathroom has a clawfoot bathtub and overlooks the garden. The kitchen has been recently updated with a Quartz countertop, stainless steel sink, new energy star refrigerator, and stainless range hood, but still has a classic 1950’s Wedgewood gas stove/oven. The living room is cozy, with room for a love seat and a small nook for a dining table or a desk. The apartment includes a private deck overlooking the garden which is very sunny in the warm season. The apartment has central heating, is insulated, has solar hot water heating and zero VOC paint in fun colors. The washer/dryer in the basement has a grey water system and is shared with the tenants in the front of the house. Windows are on 3 sides of the space. Landlord pays garbage and internet has historically shared with the front tenant. The landlord lived on site for 19 years and still takes great care in the garden. The house was recently earthquake retrofitted. Additional storage space in basement. The space is best suited for a single person or a couple who doesn’t mind sharing a cozy but really immaculate space. (It is around 400 square feet). Well behaved cats are welcome with a pet deposit of $500. The organic, urban farm has neighborhood cats, spaces to garden, as well as numerous mature fruit trees. This is a rare opportunity to have some organic vegetable beds with automatic watering for growing and harvesting your own food. The garden has been featured in garden tours in years past.
