just know that the customer service doesn’t extend after you’ve moved in

I loved living here until RAM took over. First they hiked my rent $300 and then when I inquired why so much (a 25% hike) they told me to ask my boss for a raise. Then I found out after raising my elderly downstairs neighbor’s rent $300 the first year, they jacked it up another $800. In a period of several weeks, both downstairs neighbors and my across the hall neighbors all moved out. My building has been empty since January. My life has been constant interruptions from construction ever since. They have never warned me that loud construction may be happening or that there may be incredibly strong fumes may emanate from the other apartments while they do said construction. Some basic decency would have been to just give me a heads up. Because of all of the above, as well as the nickel and dime fees, the raising rent, the increased discomfort, I made the decision to leave. Then today I was notified that they will be entering my apartment when I will have been away for several days. I have a super anxious cat who is already incredibly stressed when I am away. I inquired if it could be rescheduled, even the next day would work, but no. It has to be done so they can flip my apartment for the next resident, charge them way more than it’s worth, and stress out my cat with kidney disease. I hope the new resident enjoys the giant cockroaches that will visit them with regularity. My cat does a better job of pest control than the complex. ??

Some things have gone downhill since the new management took over, and the rent increase last year was crazy. 19% increase in one year! The staff and maintenance are great. They’re good at what they do, and seem to be passionate too.

the location is great. i love that it is pet friendly and there are a lot of grassy spots for my dog. under new management, there have been a lot of upgrades that interfere with daily living. unfortunately, the rent hike is pushing a lot of people that have been here for a long time out.

Great complex with frustrating “progress”

We lived here for six years, and loved living here for the majority of that time. The location cannot be beat, and the neighbors living there are some of the best people in Nashville. However, the environment majorly changed when new management took over. It went from feeling like a small community to your average corporate apartment. The upgrades to the apartment were a major inconvenience over the last few months (entire hallways being filled with paint and remodeling work - very loud and difficult to maneuver around; the exteriors being scraped of paint and screws and paint littering the ground for weeks; leaf blowing around the property pretty early in the morning; the laundry facility being taken offline with very little notice). I often said that it felt like they forgot people actually currently lived there while they tried to “spruce up the place.” Communication from the office staff was often slim except when the office would be closed — which was fairly often. (And the office staff seemed as surprised as the tenants did when things would happen like work crews suddenly starting to work on the buildings without notice. I don’t think upper management communicated with them well, which in turn affected communication from them to the tenants.) Also, they now charge for things that were once included in the rent (trash valet—even though dumpsters are easily accessible—and water, parking, and additional monthly pet fee). We hated to not sign another lease after calling this place home for six years, but the changes were really uncomfortable and inconvenient, the rent price hike was steep without any added amenities, and many of our beloved long-time neighbors relocated because of these issues. Again, the location is absolutely amazing and the property is beautiful and I would still recommend it, but you can expect the same experience as any other big-company managed apartment in Nashville.

There’s not a ton of amenities but the place is so cute and pet friendly. The neighborhood is friendly and good for walking your pets too. I’ve only been here since it was under new management but they’ve made a lot of improvements for sure with renovations.

My apartment itself is beautiful, quiet, and spacious. The location is unbeatable. I love living in this area. The management company is severely understaffed and do not respond efficiently. There has been construction going on for months and I believe all residents are ready for it to be over.

I love the location and apartment space at 12 South Magnolia Apartments. The grounds are well-kept and the updates to the exterior are great. I do believe there could be updates to the interior as appliances are aged and out of date. Unfortunately, there are additional costs that are non-negotiable in the lease that are unnecessary to certain residents (ie. trash pick-up service: we live right near the dumpster and it's easier to take it out ourselves. services bundle: water and pest control used to be included in our rent and is now an additional cost.)

I really enjoy living at 12 South Magnolia. My fiancé and I wanted a two bedroom apartment in a fun area with affordable rent. 12 South Magnolia checked all those boxes. The apartment is spacious and has lots of natural light which I love. There is always parking and we can walk to Sevier Park and 12 South. Our affordable rent doesn’t get us any amenities. There is no pool or gym or lounge or podcast room or whatever else these luxury apartments have, and that was perfectly fine with us. This apartment will always be our first home together.

you cannot beat the location. it’s so close to everything nashville has to offer. i also love the layouts and the historic feel of these apartments. there’s a lot of green space which is great if you have pets. new management has been making a lot of “upgrades” since last october, which can be pretty inconvenient. the rent hike under new management was also a bit of a shock to the system.

My apartment is exactly what I was looking for, comfortable and just the right size. I am a bit disappointed in the new landscaping in front of my building as we did not get all the nice shrubs that the other buildings got and most of what few we got are dead.

New management has taken over, made very mediocre improvements, and raised rent. They got rid of the laundry room leaving the units without washer/dryer connections without laundry services and recommended a laundry mat 20 minutes away. If you get a unit with washer/dryer connections you must buy your own. Location is nice, but place is old and doesn’t have enough amenities to be worth the price.

It’s pretty great. Love the small community vibe! Maintenance has been a been a longer wait lately though. I love that we just got new hallway renovations too, they look so good!

Great place to live!

My time at 12 South Magnolia was the best rental experience I have ever had! Loved the apartment and the property’s tree canopy and the neighbors were great. The property manager was responsive every time I reached out to her. Had I not purchased I would still be there. Sorry to leave. Very happy Tenant.

Great location, safe!!

Great location, quiet, neighbors are friendly, and security makes the rounds. Laurie is a responsive landlord, she is great at her job and always very helpful. If there is a maitenence issue, it’s handled as quickly as possible. I have lived all over Nashville through years and this apartment complex is by far is the best!!!

Old-World Charm, Great Location

My husband and I have lived at Stephen Foster Apartments since we got married, seven years ago now. We live in one of the hardwood models (“The Magnolia”) on the first floor. This apartment has been a haven and a blessing for us. We are not quite ready yet to buy a house, but they have a month-to-month contract option, so we’ll be ready as soon as the right one comes along. The apartment is never too hot in the summer or too cold in the winter. We almost never see a bug, and maintenance is typically very prompt. The buildings are from the 1950’s, but they are charming and well-maintained. Residents are polite and friendly enough, yet the complex is very quiet. We almost never hear others, even the upstairs neighbors. We have our own washer and dryer, and there is an on-site laundry as well. I have always felt safe here. We’re right off Granny White Pike. The neighborhood is very charming, right between Sevier Park and 12 South in one direction, and Lipscomb University in the other. Burger Up, Edleys, and Frothy Monkey are just two minutes drive north. We brought home our first child here in 2019, and lately she has been enjoying exploring the grounds and getting to know all the neighborhood dogs. We have had a fantastic experience at Stephen Foster Apartments, and have recommended it to friends (and two friend couples move here) as well.

Hidden Gem

I have lived at the Stephen Foster Apartments for over 10 years and I truly believe it is a hidden gem in the Green Hills area. Laurie, the Property Manager and Dan, the Maintenance Manager have been attune to every need I've expressed throughout my time here. The price is especially reasonable for the condition of the units, the location (proximity and safety) and for the community within the complex. I highly recommend this property!
