Large, 2br - INCLUDING heat, water, and h/w! This Large (1200 s.f.), Sunny, two bedroom apartment, consists of the first floor of a former single family Victorian home in Essex Junction. The owner lives just 4 miles away, --so help is readily available if needed, and the home is well taken care of. Heat, water/sewer, and hot water are included in the cost of the rent. Large kitchen, and an abundance of closet space. The bathroom includes a full bathtub/shower. Additionally, the large, dry, but antique basement is available for shared storage with the other unit. The basement also contains hookups for a washer and dryer. There is actually currently a washer/dryer present, which you are welcome to use as long as they continue to succeed (they're currently working great), but if they fail you'd have to purchase your own. There are also 2 paved off street parking spots for this unit, and it semi-recently received all new windows! First month, and security deposit equal to one month's rent required at start of lease. I offer a month to month "gentleman's agreement" lease, 30 days notice by either of us, with the verbal expectation that you intend to stay for 1year+, and as long as you're right for the place, I'd like you to stay as many months/years as you'd like. I'm going to say that pets are negotiable. If it's a cat I just ask that it's known not to be a cat that just goes around scratching everything. A dog is ok if it's not the sort that will cause a disturbance to the upstairs tenants or the neighbors, and that there is an understanding that when the dog squats (outside), you'll be there to clean up the results. There isn't a fenced in yard or anything, so you'd have to set the expectation that you'd have to walk the dog regularly, and at go-time. I would basically also need to hear that you're the kind of dog owner who is disappointed when other people don't pick up their dog's poop, and insist on setting a good example for them. The apartment is available immediately, but I will patiently wait for tenant(s) of indisputable quality. Please have credible, positive references, and be willing to provide your ssn for a credit check as part of the application process. You get bonus points if you're willing to help out w/ mowing and/or snow removal, and/or aspire to perform home improvements at my material expense as part of your residence. Further bonus points if you're willing to set up scheduled auto-bill-pay through your financial institution for the rent. I'm finally at a place where every tenant has this intact, and it'd be difficult for me to revert back to the old days on this one. Different tenants have used online bill payment through their bank, zelle, cashapp, Paypal, and venmo. Any of those work for me. $1650/month, including heat, water, & hot water. This feels like a terrific value, given comparable units, and the fact that gas alone is ~125/month, and water/swer is ~67.50/month (on average).
