General Rent Application Qualification Criteria: Employment: Tenant applicants must bring in a monthly income. If a tenant does not bring in income, they will need a qualified cosigner who is has monthly income to be on the lease. Tenants need to be “collectable” in the event of non-payment. Income: Tenant applicants will need to provide 2 bi-weekly pay stubs or 4 weekly pay stubs; the equivalent to a month of income. If the tenant is an independent worker, they will need to provide 2 months of bank statements. Total monthly gross income must be 3X the monthly rent amount. If the tenant does not bring in 3x the gross monthly income, they need a cosigner on the lease that meets this income qualification. Credit Score: Tenant applicants' credit score must be 650 or higher. If the tenant’s score is below 650, they will need a qualified cosigner with both adequate income and credit score of 650 or higher to be on the lease. *In general, if the tenant applicant does not meet all three qualifications, the cosigner must meet all 3; employment, income and credit qualifications. They cannot be combined between tenant and cosigner. Background Check: Tenant applicants and/or co-signer must not have any prior or pending felonies, evictions or bankruptcies. In general, they should be in good standing with any civil judgements or litigations. (Should look for clean records).
