About This Property

Beautiful End Unit Townhouse for Rent In Middleboro Basics: Rooms: 2 bedrooms, 2 ½ baths, kitchen, living room, dining room, finished basement, & unfished basement/laundry room. Parking: 2 deeded parking spots next to the unit. Rent - $2590 per month. Amount Required to Move In: First, Last & Security/ $7770. Smoking: None at all whatsoever inside or outside. Lease length: Two Years, (I may consider 18 months). When to See the Property: Saturday, August 12, 2023, from 10:00 a.m. to 12:30 p.m. (It’s an open house so just pop in… no need to let me know unless you want to.) Address: 11 Basking Ridge Dr. Middleboro, MA Heat/Air: Gas heating and Central Air conditioning ________________________________________________________ If you are interested, please read the detailed description before contacting me with questions. Detailed Description: Please excuse the long description but I try to tell you as much as possible so you can know whether you may wish to come and see the unit, or conversely exclude the unit. I have included many photos for you to see for yourself. The Townhouse is in Middleboro in a very convenient area off route 28 close to the High School, and therefore also many restaurants, stores, and the train station is about a 3-minute drive. Easy access to route 495. The unit itself is in a small condominium community with about 20 total units between a handful of small buildings. It is very peaceful and surrounded by trees with nice decks and back yards. My understanding is that my unit is the only rental and all other 20 units or so are owner-occupied. The place is meticulously maintained. The condo association is vigorous and you must follow all the same rules as if you were an owner, for example putting trash out and pulling you cans back within the allotted time period. Parking in your own deeded spaces and not other’s spots, etc. It is a very family-oriented community. If you are partiers the association will find you immediately. I am looking for long term tenants and will likely require a two-year lease. If you wish to rent a unit for 6 months or even a year, it will not be this unit. This is for tenants who wish to put down roots in the apartment. I want tenants who will take care of the property and treat it like they own it. I try hard to treat my tenant well and get on any issues right away to be helpful. The rent as well as what is required to move in is listed at the top of this posting. Absolutely no cigarette, cigar smoking, etc. I am probably not going to allow a pet as the unit is in perfect shape with brand new carpets, they just cost me a small fortune. The condo association also drastically limits pets and they are extremely strict about it. Units are limited to one pet by the condo association and that means a single cat or dog UNDER 35 pounds, but again at this time I will likely not allow a pet but I am open to a discussion for an otherwise amazing tenant. This is a beautiful end unit townhouse with two good sized bedrooms each with their own attached full baths, so essentially dual master bedrooms. There is a half bath on the first floor as well. The kitchen has gorgeous granite countertops which I hand selected the slab and had it installed a few years ago. All stainless-steel appliances. The unit is in excellent shape. Many rooms are freshly painted, and there is all brand new, (installed August 8, 2023), carpet throughout the house, (in both bedrooms, hallway, two sets of stairs and finished portion of the basement). The kitchen is spacious with stainless steel appliances. The refrigerator is roughly 6 months old. I will be showing it the unit as an open house this Saturday, August 12, 2023. Please come if you would like to see it. I will not be showing the unit before then. I may also show the unit on Sunday August 13, 2023 if I do not get a quality candidate on August 12. I will amend the posts or post new posts if I am going to show the unit on Sunday. Proof of ability to pay is very important if you wish to rent this unit. If your employment and or your significant other’s employment is the basis to show you can afford the unit, please bring pay statements or other proof showing you can afford the unit. Obviously, you only need to provide these if you like the unit and wish to rent it, but there may be multiple people who wants it, so if you have them ready you have an advantage. I would like to get someone in there ASAP. In a perfect world that means August 15, but September 1 would also be acceptable. I really hope to meet you there. Again, I am not showing it prior to Saturday’s open house but if that doesn’t pan out I will do some showings Sunday for people. Thank you so much for reading all of this! ---Marc Roberts
