This thoughtfully restored 1890s center hall Colonial offers an open-concept main floor with a kitchen, dining area, and cozy sitting space designed for connection. Large windows invite natural light and forest views. The upstairs features four bedrooms and a full bath. The home boasts original materials, custom details, and a warm, welcoming layout with both shared spaces and quiet corners. One dog is allowed with prior approval and an additional fee. Please note that cats are not permitted. Enjoy a private setting with easy access to nearby Catskills towns, offering close proximity to hiking, farms, outdoor recreation, local dining, and seasonal attractions. This is a rural setting with potential for wildlife, insects, and uneven terrain. The swimmable pond is natural and not lifeguarded; swim at your own risk. Quiet hours are observed from 9:00 PM to 8:00 AM, and outdoor noise should be kept to a minimum. No parties or events are allowed, and the guest count must match the reservation. Day visitors require prior approval. No smoking is permitted indoors. The driveway is approximately 1/4 mile long, narrow, and uneven, requiring an AWD or 4WD vehicle with at least 7-8 inches of ground clearance. Low-clearance vehicles are not recommended. There is limited cell service in the area, but the house does have cell service. Enable WiFi calling before arrival and save or screenshot arrival details in advance. Guests are responsible for supervising minors at all times. During winter months, accessing or skating on the ice is done entirely at your own risk. The TVs are vintage and located in bedrooms, with a VHS player and basic cable available. The property is on a private well and septic system; please use water conservatively and flush only toilet paper. Do not leave food or trash outside or unattended indoors. Rural, mountainous roads can be unpredictable in winter; AWD, FWD, or 4WD is recommended, along with all-weather tires with good tread. The driveway is plowed and shoveled every 3-4 inches of snow.
