About This Property
Lovely fully furnished 3/2 with 2 car garage in a quiet cul-de-sac neighborhood. Just a mile or two to everything you would want to do in Bentonville. Take a ride on the Slaughter Pen Trail or go to a museum, then enjoy an outdoor BBQ and swing under the shade trees. This place is on a quiet cul-de-sac and is close to all the trails, museums, parks, and the Walmart HQ. You can also use it as a staging point to day trips as it is just a couple of minutes from the freeway. If you are biking, you can enjoy the security of a large two car garage to store your bikes, and even a small workbench if you need to tune them up. A gas grill, swing, and patio table in the back are an inviting way to chill after a day of having fun. Lease is year to year. This is a fully furnished, no smoking residence. Small to medium dogs are allowed with an additional $500 pet deposit. We take care of the mechanical and structural. Tenant takes care of cleaning, mowing (at least twice a month), filter changes and any clogged drains/toilets. Property is located in a very nice owner occupied residential neighborhood, so we would expect tenants to keep the outside free of unsightly items and absolutely no parking on the grass.

People around the world know Bentonville as the birthplace and corporate headquarters of Walmart, the global economic powerhouse that began as a humble Main Street storefront. And even though Walmart is the undisputed business center of the city and the region (including the hundreds of vendors who have set up shop in the area to be closer to the retail giant’s home office), Bentonville retains a very cozy, down-home environment.
Even after seeing explosive growth in recent decades, the local population is still only around 50,000, the crime rate is very low, and the public schools earn top marks. Downtown is a charming district of historic buildings and hosts the monthly First Friday celebrations, which draw thousands of folks to enjoy free music performances and check out local artists at work.
