UTILITIES: Resident agrees to pay all utilities and/or services based upon occupancy of the premises. TRASH: Landlord will pay for trash. All trash needs to be in a trash container and placed on the curb. YARD: Landlord will mow the yard during the summer months. The resident will be responsible for snow and ice removal. PETS: Pets okay. $500 Pet Fee plus $25 a month per pet. No more than 2 pets. Max weight 35lbs. Photo required. PARKING: 1 Garage Space, 1 Driveway Space. No more than 2 vehicles OCCUPANCY STANDARD: Two (2) person maximum occupancy per bedroom. AGE REQUIREMENT: Lease holder(s) must be 18 years or older. All occupants 18 years or older will be required to complete an application (even if living with a parent or guardian). APPLICATION FEE: A $40 non-refundable application fee is required per application. CRIMINAL HISTORY: Must exhibit no criminal conviction involving violence, firearms, illegal drugs, theft, crimes involving theft, or destruction of property, or any crime involving a minor. If you are part of the Second Chance Program, please let us know. We screen our applicants carefully, and we completely verify all information provided to us on the rental application. We run a credit report and a background check on every applicant, we verify employment, and we check previous rental history. The screening and verification process is used for every applicant the same way - fairly and consistently. We also work to observe the fair housing laws. By making an application for one of our rentals, you acknowledge that these verifications will be done and give us permission to do them. Please completely fill in the rental application.
