I am renting the lower level of my home in Roseville near Lexington and Highway 36. It does not have a separate bedroom- but it has a separate area that works well for a bedroom-area behind the futon. It is furnished with the items shown. Those are 2 futons. 44" LG flat-screen smart TV. All new carpet throughout. Large walk-in closet and a hall closet with shelving. Private bathroom with shower- no tub. New carpet. Bathroom closet with shelving as well. The electric fireplace is remote controlled and can be programmed for auto timed temperatures and the flame color can be changed-Blue flame shown in picture. The entry is common through the kitchen and the door to the lower level is immediately upon entering in the kitchen (see picture) We share the kitchen on the main level and laundry room (which is in the lower level) we can arrange a time for me to do laundry once per week at your convenience. The kitchen has two doors that close off my living area to allow privacy for you and me. There is a private fenced yard with large deck in the backyard and it is a quiet neighborhood near many trails, parks and lakes. Three season screened in porch. You would have one space in the driveway for your vehicle (prefer no oil or other fluid leaks) Rent includes: No charge for High-speed wi-fi through xfinity No charge for water/sewer 50% of monthly gas/electric bill No pets. Prior to move-in you would be required to pay $69.99 directly to Rental History Reports for a full background check. First month's rent of $750 and $750 damage deposit are due prior to move-in. Damage deposit will not be allowed as last month's rent. Either party can give a 30 day notice for move-out.
