Water, sewer, garbage and lawn care are included in the rent. Rental Terms: 12-month term. Water, sewer, garbage and lawn care are included. Tenants are responsible for all other utilities. Rental insurance is required. No smoking is allowed inside or outside of the property. Prefer No Pets. Application Process: Once you have toured the property you can apply online. Application are $45 per adult over the age of 18, plus $30 each for third party background screening. Each person must fill out a separate application- there are no joint applications for married persons or co-signers. Screening Criteria: Total income of all applicants / cosigners must be at least 3 times the rent and must be verifiable. Rental history for at least 12 months which is verifiable in good standing, and no history of eviction. Credit score of at least 650- lower scores may be considered with increased security deposit. Cosigners may be necessary for lack of income, rental history, and/or credit history/score. Criminal history will be considered based on the nature of the offense, how long ago the crime occurred, and evidence of rehabilitation.
