This spacious and comfortable home features three bedrooms, two baths, a king-size bed, queen-size beds, and a fully equipped laundry room. The full kitchen has extensive counter space, a dining table, and a bar area. Community amenities include a pool, kiddie pool, walking trails, and a pond just steps from the home. Pets are allowed at this property with a $200 non-refundable pet fee. Located less than a mile from Messina Hof Winery, this home is ideal for wine tastings and vineyard fun. It's also just 15 minutes from Kyle Field, perfect for cheering on the Aggies. Enjoy nearby farm-to-table restaurants, cafes, and bars in Historic Downtown Bryan. Smoking is not allowed in or on the property. If there is any evidence of smoking, $400 will be retained to deodorize the home. Do not turn the thermostat below 69 degrees during the summer, as the unit could freeze, and the guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees. If unauthorized guests stay overnight, a fee of $200 will be retained plus $50 per person. If feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the guest will be charged the cost of the plumbing repair. If the trash rule is not followed, there will be a $25 charge. Guests may not alter, tamper with, or access security cameras in any way, and failure to follow this rule will result in charges for the full amount of the damages caused. The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas, which record audio and video. All devices are on the exterior of the property. There is a private pool available for use down the street. Pool rules are posted on site. Guests must follow all pool rules. [SI]
