1000 Spalding has the best staff. Ekene and Kenzie take great care of their residents. The property looks great and is always kept clean. The new valet trash company is always on top of it. Maintenance staff is always on top of it and so friendly.

Please check the unit properly taps, vents, location of the unit. Validate their condition about free unit switching they would not talk about all these at the time of lease so be aware of it.

Love everything about this place. Rent is reasonable, staff is super friendly, issues resolved in a timely manner, SUPER quiet and very safe complex. Best place I've ever lived!

Most of the things are not working in the community like car wash, it’s mid May and swimming pool is still close, most of the gym equipments are either not working or in poor condition. Regarding my apartment I raised one case recently, no one even visited my unit and the ticket was closed.
Great community, friendly environment, love the location
Cortland has a reputation for smoke-free communities. It's really tough to find other apartments in my price range that could guarantee being smoke free. After lacking the financial freedom to leave a smokey apartment in the past, I appreciate being able to live in an apartment as clean as 1000 Spalding.

I moved here because of Kenzie. Every time any issues came up, she got them fixed immediately. All of the maintenance team is fantastic. I can always rely on Cliff and Jimmie. I just met Donzell and she is great as well! I have loved living here and am so thankful for the whole staff.

The price is great but you get what you pay for. When I moved in it was strictly for the price. And then I quickly was greeted with my apartment reaking of body odor/cigarette/ curry smell. The management was very aware of the smell as it had a machine in there to remove odor which did not work. It took 2 months for my scent which is clean to take over the smell left behind by whatever creature inhabited it before me. The gym is low quality at best, dirty, and not respected by residents. I came from a high scale apartment to this one, and I’d rather sacrifice all my income to live in a cleaner community.

We have lived here at 1000 Spalding for over a year and absolutely love this apartment complex! The entire staff here is very friendly, specifically Kenzie, the assistant manger, who always goes above and beyond to help in any way that she can. Maintenance requests are also completed typically within 24-48 hours, which is incredible. Also! They are always having fun, free events during the entire year, which makes it truly feel like a community.

1000 Spalding is a Great place to live. Excellent Community, Diverse, Safe and a lot of Nice and Friendly People. Schools, are close Shopping, Grocery stores including close to the Marta Station. This community is one of the best communities to live in for Sandy Springs. Real Estate is all about location. It has the amenities that a single person or family is looking for, it's located close enough to ideal schools, the response time to minor and major concerns is exceptional, and the biggest deal breaker for me is communication. The team here is great at communication.

This is the second experience I’ve had with Cortland management properties, and that’s a big part of the reason I’m at 1000 spalding right now. They treated me real well at Cortland Lex in Alpharetta. And their service was always top shelf. Cortland to me is like the Chick-fil-A of apartment community management services. Also, knowing that I could move to another Cortland managed property and not have to pay out of pocket for anything like a deposit, etc. made it that much easier for me to stay with them. This was just an extra bonus, and just one more way they told me by their actions that they appreciated me. I recommend them to anyone I talk to if they’re looking for an apartment.

I love the 1000 Spalding complex! I would recommend checking out this complex and seeing if it is the right fit for you. The front office staff has been very helpful. The actual apartment is great and pretty similar to the quality of the model apartment that you will tour. The community feels safe and friendly. We had a few minor issues at the beginning (accidental extra monthly charge, had bugs at time of move-in, access cards not working, etc.) However, these issues were quickly fixed, pretty much day-of. They were hardly an inconvenience.

I’ve been living here for almost 5 months now and as someone who’s been living in apartment for 12 years now- this is the best property I’ve lived at. The management team is always to professional and friendly, even when they’re incredibly busy with residents all day. The maintenance orders are always fixed within 2 days and the property is extremely clean, there’s never any trash (groundsmen and maintenance are always cleaning), and repairs to the property are always fixed immediately and communication sent out to the residents prior to it being fixed. Overall, this has been the most peaceful place I’ve ever lived at and I work from home, so it’s a huge stress reliever to know that my living environment is something I don’t have to worry about. The team here is always on point and I love living here.

When I first moved in 2021 I loved it! This was when it was under different management, and Jason was the best! Fast forward to the new management and became nothing but BS. They are condescending and rude, they answer the phone sounding like they don’t like their name. No professional greeting, don’t even provide their name. Just “Cortland”. They can never answer questions or concerns. I had a package they were unable to find for week telling me it wasn’t there only to find it and say it wasn’t placed in the correct spot. Gate was ALWAYS broken! I reported a pest issue and when I called the manager acted like I didn’t know what I saw with my own eyes and said it was due to seasonal changes. Luckily it was sorted quickly! My lease was not renewed which I am very thankful for. I am not still waiting for my security deposit and it’s been over 30 days! I have called 4 times and no update! I was just told they would follow up with corporate. No empathy or compassion to the people they interact with. No after hour support, when they leave for the day and you attempt to call the phone just acts as if it’s not in service! The people above me when I was there were so loud, I called the office and they told me to go knock on their door and let them know and that they don’t have noise hours during the day, but if you call at night there’s no one. Always an excuse with them. Whoever is hiring needs to be replaced themselves! Horrible staff. I actually watch half the staff load up an evicted tenants items in the parking lot for themselves. Literally taking their clothes, shoes, and TV and putting in their car. THE EMPLOYEES!! While working?? Insane! I would love my security deposit back ASAP so I never have to interact with them again!

We understand missing packages can be frustrating and we do our best to keep things in order. When a lot of packages are dropped off at once things can get chaotic. We are hoping to make this easier in the future. Unfortunately, the gate has been an ongoing issue as residents continue to remove the arm. We are looking for a solution to this. I’m so glad I decided to become a new resident and I feel so at home, being here. Usually it takes me at least a year to feel this way about a property, especially the last property I came from I was a resident there for 6 years. The staff are so welcoming, very professional, and they’re always taking the initiative to ensure my needs are met. Even something as small as asking about my pet that passed away. If I could select 0 stars I would. To start off, the gate works and is constantly broken, leaving residents locked out at times. The residents don't pick up after their dogs. I've seen poop in the parking lot, on the curb, and mountains of it on the grass. The rest of the community is not well maintained either as the breezeways are constantly filthy. The cherry on top though is the horrific customer service. A staff member hung up on me and then cussed at me all while the senior community manager heard it. I never received a single apology and ultimately I decided to move out. Save your money and go literally anywhere else. This place went down hill so quickly after Cortland took over. The only saving grace is that the on-site maintenance men are nice and friendly. Overall it is an affordable place to live, but that is really the only perk.

I regret that I was not able to reach you via phone the other day, and hope you got my email apologizing for the situation you described in your review. We understand how it can be frustrating to not have a service request addressed as soon as would be ideal due to our team managing another emergency, and how that frustration can lead to expressing it in the way you felt compelled to in our office. We have discussed this situation with our team, and hope to hear back from you soon so we can touch base on it as well. We do try our best to limit the amount of pet waste throughout the community by having multiple waste bag stations available to our residents and will even issue a lease violation to those who are seen repeatedly leaving behind their pet’s waste. Unfortunately, there are some residents who will sometimes choose to disregard our policy and their responsibility as pet owners, leading to the situation you described. Our team picks up this waste when we’re made aware of it by walking the grounds or if a resident lets us know, though this cannot always adequately accommodate for residents who continue to not pick up after their dog. Our gates have unfortunately been hit a few times in the past month, and we have contacted a vendor to come complete the repairs. Overall it is not a bad place to live, if you never need anything from the staff it's fine. The front office staff act like you're an inconvenience if you need to get a package or ask a question. The maintenance staff is very friendly and helpful- if you can get them to come. In two years I have only had two maintenance issues, however the first one (no hot shower water) wasn't addressed for 1 month with constant follow up from myself. The second one (only toilet not flushing) I finally fixed myself. Half the gym equipment is broken. The gate is broken 50% of the time. The pool is randomly closed and that isn't communicated. They changed trash services (that you have to pay for). They often seem to skip days and I have had them knock over my garbage and leave it in the walkway for me to fix. That said I stay because in general it's fine, close to work, and moving sucks. Rent is going up dramatically though so after this lease I will not resign.
