Anticipated new lease start date: July 28 or later. First and last month's rent, plus security deposit required to secure property. Additional information: 1. This is a non-smoking unit. We do not allow smoking of any substance in or around the residence. 2. Maximum occupancy is 2 persons per bedroom. All proposed occupants must be identified as part of our lease agreement. Each proposed occupant age 18 or older will be named on the lease and must submit an application and pass a credit/background check. 3. This home is located in a quiet, family neighborhood. We expect tenants to be respectful of the property and neighbors and to supervise any children that may occupy or visit the home. The property does not have a fenced yard. Tenants are required to follow leash laws and maintain proper control over animals at all times. Qualifying Criteria of an Ideal Tenant 1. Very Good Financial History. We are seeking applicants who can demonstrate a “very good” or better financial history. By this we mean: - a FICO credit score of 715 or better - a low debt-to-income ratio (less than 10% is ideal- greater than 30% will be declined. If an applicant carries more than 10% debt to income, documentation of additional income must be provided to cover monthly debt obligations.) - Credit reports will be requested and should show no prior evictions, charge-offs, collections, legal judgments, vehicle repossessions, bankruptcies or mismatch alerts. Guarantors or co-signers will not be accepted in lieu of financial qualification. 2. Clean Background Check. We will request a federal and state background check and assess applicants on a case-by-case basis. Criminal history should show no recent, serious convictions against persons or property and should show no convictions for drug manufacturing or distribution. 3. Clean Eviction Check. We will verify prior landlord references and we would hope to receive positive references. We will ask applicants to provide documentation of 2 years of on time rent payments made in the correct amount. As part of our credit / background check, we will confirm that applicants have no prior evictions. 4. Stable Employment. We will call to verify your employment. We are seeking tenants who can demonstrate stable employment with at least six months with current employer. 5. Sufficient Income and Resources. Successful applicants can verify income of a minimum of 2.75 times the monthly rent for the unit requested (and will provide 4 months of paystubs)- or other documentation of ability to pay (seasoned liquid savings account with funds sufficient to cover monthly expenses). 6. Positive References. References should confirm that the applicant was a good tenant who paid rent on time and left the unit in good condition and that they provided accurate information about their employment status.
