The property is in a good neighborhood with so a luxury feel. This isn't like your usual apartments. These Apartments are great size for beginners as well as on the go type people.
Roaches. Shootings. Robberies. Mountainous speedbumps. Weeks of unbearable heat for us and our baby because they are more worried about painting stairways than fixing anything for the tenants. Don't move here unless you have to.
I've been staying over here for almost a year, the whole summer I had problems with my air and now that its winter my heat doesn't work. I've called emergency maintenance several times this weekend and no one has returned my phone call. This is ridiculous people are paying their rent and we're having these TERRIBLE problems. I wouldn't recommend these apartments to ANYONE. I hate I moved here and I can't wait until my lease is up. I have a 3 month old baby and its too cold outside to not have any heat inside. No security, no heat, no air, bad management. TERRIBLE APARTMENT COMPLEX!
Not Another year
I would not recommend this apartment to my worst enemy. I mean don't get me wrong I understand that people quit and you're short on staff, but babies should not have to sleep in the heat for weeks. The maintenance people tell you they're going to fix things but take weeks to get it done. Air was out off and on for weeks at a time. And now the heat doesn't work. The people in the office have nasty attitudes like they wouldn't be up there everyday if it were something wrong with their apartment. I haven't had any problems with security, thank God, but the neighborhood isn't somewhere I would choose to have my children if I had a choice. But if you don't just pray and go on. That's what I've been doing.
My apartment speed bumps are too big . They scrap the bottom of my car. When I first moved in the apartment smelled like wet clothes for over a month before they changed the carpet. After they changed the carpet the RUDE people upstairs flooded my carpet AGAIN . every day and night they stomp over and over constantly none stop. Making sweaky nosies. They do it anytime of the day and night for no reason . Every night I get up its always snails in my hall way. The man next door and the people upstairs have ROACHES so they come to my apartment NEXT. Honestly its getting so bad that half the time I never want to come home. Sad thing about this is I just moved in May 18th,2015 && I've had more problems in a month than I've been here.
They are understaffed when it comes to maintenance. A/c been out for 3 weeks and no sign of fixing it. Go to the office they tell you there's nothing they can do since the request is already in the system. They won't fix stuff on time but they want their money on time. Kinda backwards. Very unprofessional. They treat you like lowdown family members instead of paying customers. DO NOT MOVE TO EDEN AT WATERSEDGE!!!!
I have had an exceptional experience in my apartment so far. A lot of space for the price. I finally feel like I'm in a home and not just a place to stay.
EVERYONE IN THE OFFICE IS SO HELPFUL AND KNOWLEDGEABLE. WHEN I SUBMIT A REQUEST FOR ANYTHING IT GETS DONE IN QUICK TIMING. THANKS YOU GUYS
cheap area, lousy tennant
Off of a busy side street in Hickory Hill township. Tennants are lousy. Some complain of break-ins, I have no complains of such.Lived here nearly a year and am disappointed.Constant low rumble bass and noisy traffic,despite noise regulations.Constant bickering and fighting outside.Gunshots and loud noises heard constantly at night but nothing is done.Repairs take awhile to get done, you have to complain multiple times.A/C is ages old and takes forever to cool the units, driving up your power bill.Unit never really gets cold.My particular unit has wiring issues with the cable hookups and I am forced into ATT Fiber because of it.

I love these apartments so much. great living space and with a low affordable rental price. I have been living here for 3months now and don't have s single complaint!!! I recommend these apartments to anyone

Theo in the rental office was very helpful during the rental process. I am totally happy with my studio apartment. Very convenient to my work. I'm glad something like this in my price range was available.
I hate these apartments, the model apartment looks better than any other apartment ober here, because we moved into the apartment that was suppose to look like the model one, and when we moved in we didn't have a refrigerator or a stove, the tub was painted over dirt, the floors were a mess, and the central air was non existing, the people who work in the office have attitudes as if they pay you rent when you tell them you have a problem with something, and I stayed in a hot house for 2 weeks with my new born baby because maintnance refused to fix our air and we had to call someone else, They didn't care that i had a new born. DONT MOVE OVER HERE BIG BIG BIG MISTAKE
i like the spacing of the rooms and also the view of the lake.

I love the community.it's a nice and quiet community
The management is terrible here and everything has been allowed to go into ruin, so unless you have very low standards for your living environment, don't even bother to check this place out. Just for example, there are huge crater sized pot holes throughout the driveway/parking lot, which they apparently have no intention of ever fixing. They won't even patch them! So ridiculous and unacceptable. They are going to lose the few good tenants they have who actually pay their rent on time and in full, but that still does not motivate them to get anything done.
Went to see apartments and the model looked great. Then paid our application fee, went back the following week to see if we were approved and they said we were denied for non-payment. Also that we owed another place in town but we just moved here from IL and had never rented from anyone in Memphis. We signed the lease on 12/27. Went to see the place and I noted a dead roach on the floor in the master bedroom. Then looked under the bathroom sink and found a boat load of dead adult and baby roaches. Moving into the kitchen we could see them on the oven, counters, walls and floors. Then I took a look at the baseboard in the living room and found tons of adult roaches. They have laid dark brown carpet and dark brown cabinets in an effort to hide the roaches. I have bought my own bug spray and foggers and put them out last night. Went back to check and found dead roaches everywhere but still a lot alive hiding behind the stove and dishwasher. We haven’t even moved in yet and so far we are out of pocket $500. Called the office and they say they will not move us to a different apartment nor will they give us our money back.
I just moved
I recently just moved from these apartments and I wouldn't recommend anyone to stay there. The maintenance is very poor. The office staff are very rude and the community is very nasty. My apartment got flooded out and it took them a month to come out so they can fix the water damage. Then they got rude with me like it was my fault. The lake is polluted, they throw stoves and washer machines in it.
Do not live here!!
I wouldn't suggest anybody to live here. Maintenance takes forever as in months to fix things. Staff lies and are not professional. They have rats and roaches. I will not be renewing my lease.
this apartment community is the worse i've lived in.
the staff in these apts, are very unprofessional, they take nothing into consideration, of importance, they give lame excuses,when called to repair something in the apts. the maint. crew hangs around talking to each other instead of fixing the property, you cannot get anything done in a timely manner, its disgraceful the way the tenants are treated by the staff, you pay your rent, and that's all they seem to be interested in, call for something to be repaired, and it take them days and weeks to get around to taking care of it. why are these properties allowed to continue existing ,treating paying tenants this way. I wouldn't recommend this complex, to anyone, I wouldn't wish this place on my worst enemy.
Bad management/ don't care/noisy
Let me say this appt is not stable from the staff to maintance you see different faces all the time they don't pick up there calls you will have to go in the office to talk to anyone, too many ducks every where not being taking care of, cars running them over, people abuse these animals stray dogs/cats everywhere, noisy neighbors that just sits arround at the packing lot drinking beer all day all night, you whats crazy is you complain someone in that staff tells them and no one cares.. don't go there if this don't change if you wants peace of mind....

A total nightmare!! Everyone tried to warn me previously to me moving in…I have so many issues I can’t put in a small summary ( so I will try and sum up.) I was lured in under the fact they were under new owners and supposedly renovating. Renovating turned out to be a lie, they rather removed fifty year old appliance and replaced with very cheap appliances and stained cabinets and put down new carpet…so they made the place look decent. However, they fail to disclose to you that they don’t believe in fixing anything correctly nor taking the time to make space insulated so you end up with a headache and OUTRAGEOUS MLGW BILLS THEY CAN EXCEED RENT AMOUNT FOR ELECTRICITY ONLY!!! Please know…they have a high turn over….people move in and right on out!!! I wish I listen to others. 1. Doors don’t fit properly…air & bugs come straight through with np. 2. Poorly done duct work held up with duct tape. 3. Electricity bills in excess of 300 (without a TV being plugged in & thermostat does not go above 68.) Could go on and on how conservative I am on energy. 4. Complaints warrant no response from property mgmt. 5. Improper insulation 6. No regard for renters once lease is signed. 7. Heating and Cooling is not even throughout house…in a townhome and downstairs gets no heat in winter! 8. Could go on and on and on! Anyone you talk to will report same issues!
