How to Enter. NO PURCHASE OR LEASE SIGNING IS NECESSARY TO ENTER OR WIN. An Entrant may enter the Drawing by submitting to Sponsor in writing the number of leases (including 0 leases) resulting from Apartments.com leads generated in the month identified on the Entrant's Apartments.com Activity Report (the "Activity Month"). Such submission shall be an "Entry Form". Entry Forms may be faxed or e-mailed to Sponsor at the address and number below to the attention of "Lunch for Leases Drawing." All completed Entry Forms will become the property of Sponsor and will not be returned. Each Entry Form must provide a contact name, property name, address, and phone number and clearly submit the number of leases (whether 0 or another number) on the Entry Form. The information provided on the Entry Form may be used by Sponsor to (1) contact the winner of the Drawing, (2) evaluate and discuss with an Entrant that property's leads to leases performance, and (3) evaluate and market (on an anonymous and aggregated basis) Sponsor's Apartments.com lead generating products and services. Limit one Entry Form per eligible property.

Eligibility Period. Sponsor will accept Entry Forms submitted by facsimile and e-mail beginning at 12:00 a.m. CT on the first day of the calendar month following the Activity Month and ending at 11:59:59 p.m. CT on the last day of the calendar month following the Activity Month. The Activity Report will specify the exact dates of eligibility. Late Entry Forms will be disqualified. Each month a separate Drawing will take place. Entries from previous Drawings do not carry over to the next Drawing. Sponsor may modify, suspend, or discontinue monthly Drawings without notice at any time.

Eligibility. The Drawing is open only to U.S. properties advertising on Apartments.com (either directly or through a management company) that receive an Activity Report for an Activity Month in which this Drawing is offered (excluding properties in Florida and Puerto Rico) and were advertising on Apartments.com prior to the first day of the Activity Month ("Entrants"). Employees, agents, and affiliates of Sponsor, together with their immediate family members living in the same household, are not eligible. Only fully completed and legible Entry Forms received by Sponsor during the Eligibility Period will be eligible for entry in the Drawing. All federal, state and local laws and regulations apply.

Grand Prize. There shall be one Grand Prize consisting of $100 in food gift certificates for the winning property. No other prizes will be awarded; however, Sponsor reserves the right, in its sole discretion, to substitute a different Grand Prize of equal value. Any and all taxes, including income tax, related to the Grand Prize are the responsibility of the winner. The prize is not transferable.

Odds of Winning. The odds of being selected as the winner of the Grand Prize depend on the number of eligible Entry Forms received.

Winner. The winner of the Grand Prize will be determined in a random drawing from all eligible Entry Forms received. The Drawing will take place and the winner will be selected on or about fifteen days (15) after the last day of eligibility for the Drawing. The winner shall be selected by the Sponsor, whose decisions on all matters related to this Drawing are final. The winner will be notified by telephone, e-mail or U.S. mail within seven (7) days after the Drawing. Sponsor reserves the right to select another winner if the prior winner cannot be contacted within seven (7) days. The Grand Prize will be delivered to the eligible winner within thirty (30) days of contacting the winner and confirming eligibility. The name of the winner may be obtained by sending a self-addressed stamped envelope to Sponsor at the address below.

Release. Sponsor, its promotional and advertising agencies, and all respective officers, directors, employees, representatives and agents shall have no liability and shall be held harmless by the Entrant for any and all damage, loss, liability or any injuries to person or property, due in whole or part, directly or indirectly, by reason of such Entrant's acceptance, possession, use or misuse of the Grand Prize or participation in this Drawing. Any and all disputes, claims and causes of action arising out of or connected with this Drawing, or any Grand Prize awarded, shall be resolved individually, without resort to any form of class action, and exclusively by arbitration in Chicago, Illinois. Any and all claims, judgments and awards shall be limited to actual out-of-pockets costs incurred, including costs associated with entering this Drawing, but in no event attorney's fees. Sponsor reserves the right, in its sole discretion, to disqualify any individual it finds to be tampering with the entry process or with the operation of the promotion or to amend, modify, cancel, terminate or suspend part or all of this Drawing should non-authorized human intervention or other causes beyond the control of Sponsor corrupt or impair the administration, security, fairness or proper play of the Drawing. Sponsor and its promotion and advertising agencies are not responsible for fraud by any Entrant or for failure by any of the equipment associated with or utilized in the promotion or for any technical or human error which may occur in the transmission or processing of Entry Forms which may damage a user's system or limit an eligible property's ability to participate in the promotion.

Entry Problems. Sponsor is not responsible for typographical or other errors in the offer or administration of this Drawing, including but not limited to, errors in advertising, the Official or Abbreviated Drawing Rules, the selection and announcement of the winner(s) or the distribution of the Grand Prize. Sponsor is not responsible for lost, late, illegible, misdirected or stolen Entry Forms, or for incorrect, inaccurate or incomplete entry information whether caused by an Entrant or equipment or technical malfunction or a virus or any other reason, or for any technical error or malfunctions or clerical errors.

Disclaimer. Sponsor is not responsible for loss, delay or damage by any third party in mailing, shipping, or delivering the Grand Prize.

Restrictions. Drawing void in Puerto Rico and Florida and where prohibited. All applicable federal, state and local laws apply and each Entrant agrees to comply with such laws.
