A bit of paradise in Northeast Washington, DC...
I am so pleased with my apartment. I relocated back to the city and needed a place convenient to public transportation, with parking options, a safe environment, washer/dryer in the unit and great staff. I have found all of this and more. From the amenities (I love the convenience of the trash valet service) to the great location (mere minutes from the Ft. Totten Metro Station), I couldn't have made a better choice. When my friends come over, they are very impressed and can't believe how quiet and peaceful it is. Without a doubt, I would recommend Aventine Ft. Totten.
I've been in this apartment from the time it opened, and have seen 3 realtors companies come thru here. This is the worst one. I would not recommend this place to anyone and they are offering $1000.00 for referrals.
Beautiful Apartment right by the metro
It's a pretty nice apartment for the price, situated right next to the Fort Totten Metro making commuting to work a breeze. The staff is friendly and responsive to requests. My one qualm is with the Fort Totten neighborhood which lacks a close proximity to stores and restaurants, however, there is easy access to these things just a couple metro stops away.
It does the job
It's a great first apartment, overall. No real huge complaints. Management isn't really on top of things a lot of the time, and appliances break down pretty often. But the location is unbeatable for the price, literally AT the Fort Totten metro (which has three lines running through it). There's also a 7/11 in the complex, which can be pretty convenient. Really nice pool, convenient business center, and they have valet trash pickup.
Aventine Fort Totten
Excellent location. Close to the metro on three lines: red, green, and yellow. Has a good gym and a decent pool. Managment is very nice and helpful, maintenance are quick and friendly.
Aventine Fort Totten
Aventine Fort Totten is well-located. It's adjacent to the DC metro station that connects to three major transit lines as well as several bus routes. The "city feel" is very present but it's remote enough from the tourists and downtown traffic. New apartments, restaurants, retail, etc. are being constructed - the area is developing very rapidly. The resident buildings are spacious and clean. It's rare to hear the other residents, except in the common spaces. There is ample indoor and outdoor common space: a fitness center, business center, and lounge inside and a pool with community grills and lounge chairs outside. The apartment units themselves flow nicely and have a lot of space-saving (cabinetry, shelves, etc.) built in. The staff at Aventine make an effort to create a community that is fun and safe!
It's hard to give this place a good or a bad review because some of the benefits are definitely worth living here (and some of the issues are enough to want to run away). The good- parking is free and the metro is right outside with access to red, green, and yellow lines. The rent isn't terrible for living this close to a metro stop. The pool is nice and the apartments themselves are fine. Heating and cooling costs are very reasonable even in very hot/cold months (this is for a middle floor interior unit.. Not sure about high floors or end units but gas/electric is between 50-80 a month). Leasing office staff is pleasant. If you need it there is car share and bike share by the metro. The bad- building security is not great. There are key fobs to get in but one of the doors was broken for months so anyone could walk in. No concierge, no security presence at all. While I generally feel safe there are definitely times when it would be nice to know someone was available to help. There is no apparent sense of urgency to fix security issues. The neighbors are a mixed bag- most people are pleasant but generally keep to themselves. You will hear things going on in your neighbor's apartment and if you are unlucky enough to live next to someone with no manners expect to hear loud music, conversations, and anything else imaginable until all hours of the night. Parking is also an issue sometimes- there are no assigned spaces and very very sporadic enforcements of the parking policy (example- an illegally parked car had a final warning tow sticker on it for about 5 months before it finally was removed). You can usually find a space but when it's late, it's a bad spot and you know the building isn't secure it can potentially put you in a bad situation. Overall it's okay... It definitely isn't the worst place I've ever lived but not the best either.
This is a great property if you're looking for a short walk to a convenient metro station. Management is very helpful and are willing to answer all questions. You can tell the building is well maintained and it was built within the past 10 years. There is a gym, business center, and pool which are excellent amenities. There is a washer and dryer in the unit which is a definite plus. Parking is usually not a problem. Setting up service requests with maintenance is simple. The turnaround time for service requests and repairs is very quick. The only downside to this property is the lack of restaurants, shops, and grocery stores nearby. It looks like the area is up and coming and will soon open more shops and stores. Overall, a good place to live and surprisingly quiet considering the metro station and construction taking place.
My home away from home
I moved from Ohio to go to school here in DC and found the best apartment I could possibly live in with an affordable price range. There were a number of things that sold me; the security, the pool access, the appliances, balconies, the simple trash pick up, the apartment setup, and much more! I would recommend this company to anyone because of the friendly leasing staff and the user friendly residents portal at Aventine Fort Totten. This apartment has truly made me feel a part of the DC community.
The apartments are fine, relatively clean, and close to the metro. Unfortunately, nothing is close to the apartments and you will need either a car or to take the metro to get even basic groceries. Would not recommend living here at this time.
There are better options
Half a block from Fort Totten metro, with both red and green/yellow lines. Convenient for downtown, which you need as there are no bars/restaurants for miles. This may change with two new developments under construction. One is next door, so stay away from the eastern wings of bldg 2 or 3 due to the noise. Expect periodic utility shut offs. Stay away from the west wing of bldg 1 that faces the tracks, as train noise is so close that it vibrates things off shelves. Weekends can get loud with drunks coming off metro. Amenities: gym/pool/patio decent, lounge/common area good. Free parking in building lot. Good pet policy (with fees). Office hours/pkg pickup convenient. Only option for cable/internet is Comcast, for a hefty premium. Rooms/tenants: advertised as luxury, many aren't. For the price: expected/minimal. Fresh carpets/paint between tenants but poor quality. cheap fixtures/appliances, linoleum kitchen floors/counters, etc. Tenant pool is eclectic: young professionals to fixed housing. My wing (probably others) has heavy pot use; contact high in the hallway. There is a resident community response person, but they are indifferent to this and noise complaints. Walls are solid between units, but not between floors, so we hear our above/below neighbors. When they use their washing machine our kitchen/living room area is unusable. One elevator per building, which is a joke given the occupancy, especially when tenants move in/out. Greystar: annual rent increases at 2x inflation, with no improved amenities/services (5-6% to renew first time, this time 4%). Local staff are fine, but the building manager went to the "hear you out, but do nothing" school of management. My AC was largely non-functional for most of June. Local maintenance came out on 7 separate occasions because their "fix" routinely failed. Despite being "certified HVAC", they were lost on what was wrong. Mngmnt not interested in outside contractors until I threatened to use rent escrow. Record keeping is so bad the manager was unaware of an issue until 3 weeks in. The website is so old and/or the manager uninterested that she didn't know phone numbers that were listed on it as POCs. They were equally uninterested in letting us out of our lease (with notice) despite them breaking the lease by their own standards of performance. In a few years once the apartments are updated / construction finished, it may be worth a visit. However I imagine rent will go up and again, not be worth the $$.
My apartment is newly renovated, it has wood floors and lovely countertops lots if space and new(ish) appliances it is just wonderful on the inside. However, Greystar Mannagrment is the single WORST management company I have ever delt with. The office is regularly closed during normal business hours making it impossible to pick up packages. The office staff is inconsistent some are very friendly and helpful and others simply refuse to do their job. The internet in the gym is terrible and the building hallways wreak of trash every night. There is only one very slow elevator in my building and it regularly stops working. I've tried to reach greystar directly to complain twice and no response. In short I will NEVER live in another Greystar building again and neither should you. (Additionally: the cabinets in the kitchen have abnormally narrow dimensions, and they are so tall that at 5'8" I can't reach the top shelf; the pantry has wire shelves making it so spices won't stand upright; and there is no air conditioning in the common areas and mailboxes of my building)
