Rated 5 out of 5?by Enjoyable Visit My family recently toured the Amberleigh Apartment Homes. Our first impressions were quite favorable. We loved the tree lined streets, the well manicured lawns and the beautiful pool. The office staff was friendly and knowledgeable. The homes were maintained, comfortable and spacious (I would miss having a ceiling fan, though). We hope to call Amberleigh our home in the future. July 7, 2014
Rated 5 out of 5?by wonderful staff I haven't moved in yet (which is why I didn't rate the maintenance staff or the noise), but so far my experience has been stellar. I had been searching for months for the right place. The leasing and management staff at Amberleigh went above and beyond to accommodate my unusual situation. They were incredibly quick to respond to questions and patient with my never-ending questions. The community is beautiful and the complex is conveniently located. There are buses that go directly to the metro station. I also walked the 1.5 miles because from the apartment to the metro because I want to use that as exercise when the weather is reasonable. I'm looking forward to moving in! May 16, 2014
Rated 5 out of 5?by Great price and location I've lived here for a couple years and this is definitely a great deal for the area. The location keeps improving with the addition of the Mosaic District, plus access to the metro keeps getting easier with added bus routes next to the property. Maintenance is quick to respond - haven't had too many issues to assess them more. I can sometimes hear my neighbors, which is typical of any place, but the construction is decent so it doesn't bother me at all. Parking could be a little better, but I ended up getting a reserved spot for a menial rate and it's well worth it. Overall, I've loved living here! March 19, 2014

I continue to have a very favorable impression of Amberleigh and agree with a couple people I've met since that you're the best bang for the buck around. I'll keep mentioning this community to others (and my positive impressions of it) as I meet more people going through transitions. February 12, 2014
Rated 5 out of 5?by Great place to live - great staff I am working on finding a place to live and enjoy the community since my friend lives there ? came to meet with Leo and he was very helpful in guiding me in the right direction ? he explained to me the rent differences between the properties and what I will get for my buck ? he showed me some of the town homes and apartments and did not pressure me to make any decisions . Rated 5 out of 5?by The best staff ever Really awesome community, for the price you pay and everything you get here, I will definitely stay unless I get a promotion. I'm impressed with the maintenance response time, I've only had one issue (probably just because the age of the homes) but heard other people had issues and they all say maintenance is great. I did have an ant problem briefly but they came out for free and sprayed and I've been taking out my trash more often too. October 1, 2013
Rated 2 out of 5?by Make an informed choice. This complex was built around the 60s. On the surface it has charm, but be aware, there are things you should know. First, the air system - you do not control. It is centrally controlled. Twice a year they tell you when the air conditioning will be available or when the heating is available. They monitor the weather to decide when it will go on. The boiler as in water heater is moody - sometimes it is just off. The grounds -well not really well kept. Don't just drive through to the club house - walk around - really around and you will see the grass has not seen fertilizer in what looks like decades.. certainly no sprinklers in sight and some places nothing on the ground grows anymore, some places are just gray patches or dirt patches. The old flower trees are nice but they only bother to plant flowers by the club house. The service - while a couple of guys may be rude, most do their best to contend with an old property. It is always going to be a quick fix here until management comes along that really cares about the property and the people who call it home- not just the dollar bill. Some talk about rats, I have not seen one - but considering the disgusting garbage situation they have overflowing at the only two dumpsters on the property - I would not be surprised. You would think at these prices, they could afford a much newer and larger trash compactor that has a door you can close. Plus there is no Wi Fi here and the walls are a bit thin; easy to hear your neighbor through the walls. Now comes the other important part. They of course will agree on a "special rate" with what they call "concessions" for you to move in all smiles and enjoy your new home - but be aware - once you are in and your renewal time comes, they have you in their corner. They wait until the last few days before you have to give 60 days notice to hit you with these outrageous rental hikes. The turnover rate here is quite fluid with residents and staff. Some residents are lucky enough to have a plan to say "a couple of years here" and we are getting a house, so this is an in between stage. Just be ready to pay rental fees after the first couple of years that are equal to renting a house, or even financing a house, if you plan to stay. The bottom line is you end up paying premium price but you clearly do not get the premium return. It turns into a cycle, more residents are driven away as a result, so management has to compensate by raising the rent more for those stay - which eventually drives those residents away too! And if management is reading this - please take this as constructive advice, when you raise the price - at least put it back into the property. Also, be fair to those who are willing to live with a little old world charm and peeling paint or luke warm water in January. When you keep taking more of our hard earned money and let this once charming area rot into gray dullness with overflowing garbage, vermin, and ever increasing rent - you really can't expect people to stick around for long, even if they want to. It is just common financial sense that for that much money, we want to feel like there is some investment in it.... our community, in our home and our neighborhood. September 30, 2013
Rated 5 out of 5?by Best place so far This is by far the best community I have lived in since I moved to the DMV. The grounds are well kept and when you have a maintenance request, it is looked into rather quickly. The staff is extremely approachable, especially Arlen, and it doesn't seem like there isn't an issue this management cannot solve. I will be extending my stay when the time comes just because of the great location to 495. Well done, Amberleigh. Well done. September 20, 2013
