I moved in 4 days ago. I didn't have a washer and dryer in my unit per my request when I arrived although I paid a pro-rated amount that included this amenity. It took them 4 days to get it installed with me calling each day to only be told it would be installed later that afternoon or in the morning. Finally threatening to contact corp headquarters got me the W&D.
Secondly, at the time of move in, I paid my pro-rated amount and my Aug. 1st rent in 2 different payments by check. I was told the 8/1 rent check would not be cashed until the 1st. It was deposited the very next day with a post-date on it.
After 4 days, I finally get a call from the manager telling me that it's their policy and that is notated on the Welcome Letter. It was not. Furthermore, the manager indicated it was my responsibility to notate that on the check although her team member verbally told me it would be held until the 1st when I pointedly asked her if that was the case thus why I was writing 2 checks.
So, with that being said, let's hope the next 12 months go much better since the first 4 days have been less than stellar and have left me with a bad taste in my mouth for their business practices and "management" of the properties.
If all goes well, I'll amend this review.

We moved from a 4 bedroom 3000 sq foot house to this lovely spacious 3 bedroom apt. The staff here is friendly, polite and always availbable when you need them. Maintenance is so quick - the last time I needed some drapery rods installed they were here within hours of my request - realy emergencies are handled quicker :) I feel safe and really "at home" here. This is certainly the result of wonderful staff and maintenance people. Thanks to all of them!

Warning to potential tenants and current tenants!!!
Potential tenants - management staff is atrocious. Maintenance requests do not get completed unless you stay on top of the office staff as if it were a full time job. Staff is rude and assumes that the tenant is wrong before believing they are wrong.
Current tenants - upon leaving they will tell you that the final utility bill will be sent to you to be paid. WARNING... they will not send you the bill rather send it to a collections agency. Have never been treated like this before. Management is terrible. Would NEVER recommend this place to anyone!!!

I would tell them that they better be ready to fix their own problems within their apartment because the turnaround for any work orders is usually 4 days + (if at all) and you can almost never reach anyone in the office by telephone. Nobody in the office returns a call the same day you call or when they say they will, unless you ask for the manager (Karla). I have had to take off numerous times during my work day to physically walk into the office to ask about the status of: A/C, garage remote, bathtub repair, etc. They do not keep up-to-date records of occupancies and vacancies and had me sign a lease under the pretense I would have a garage - which turned out to be occupied. When they eventually gave me another garage the condition they gave it to me was disgusting w some sort of infestation - why would you give a resident a garage without even sweeping it first? This makes me wonder about the quality and cleanliness of my apartment upon moving in a year ago.

The management office of this Apt. is worst... You would get better service even at the cheapest apartment in houston. You have to call management office tons of time to get the maintainence work done. Even if it is just a filter change, you I had to call 4-5 times, took me 2 months to make them change just the filter. Whenever there is an equipment failure they would come in and do temporary fix and never resolve the issue. IF it still persists they would replace it with old used refrigerator ot ovens. They are extremely nice when you tour their apartments 1st time ...That would be the last time you see such a nice behaviour from them......On all of this their rent i really high because all apartments nearby are owned by the same Co....Regency....no competition...so who cares about the service? i have talked to other residents in this apartment and they all complaining about the management office.. on top of this their entry and exit gates are messed up half of the time....some even doesn't open.
I am moving out once my lease expires...please do some good...do not movie in, if not for you then atleast for your kids.
