Rated 2 out of 5?by Staff is disappointing; price is ok I have been living here for getting close to two years now. And it seems that something happens every month to make me more disappointed I live here. When I first moved here, it was pretty nice and prices were good. Since the new company, Cottonwood, took over, the management company has made changes seeming to push away the residents. One of the biggest issues is the staff. I have yet to have a good experience with the staff except for the guy that works there (think his name is David). I have a couple examples of this. When we resigned our lease, which now I wish we hadn't, the lady helping us would was kind of rude and wouldn't give us any attention as we took care of it. You think they would care more when someone is about to guarantee to pay them thousands in rent over the next year. Plus, we got three different prices on how much rent would be, and the lady told us we should have gotten the cheapest price we were told in writing (one staffer told us the price a week earlier). Also, when we had a maintenance issue, the first guy did a poor repair, tracked mud through the apartment, left trash all over, left things in disorder and carelessly broke something else. We complained, and they were great to fix that and get it cleaned up and fixed. However, during that fix, I had money stolen. The head groundskeeper felt terrible when I talked with him and promised to have it taken care of. But, when my roommate talked to office staff. They said they wouldn't do anything and basically called me a lair. Also, with the new parking policy they are putting into place, my roommate went to the office to find out exactly what was going on with it. One of the staff told him that he better just do it or they will just tow him and to deal with it. (They gave us the paperwork for the policy change on Oct. 29, but the paperwork was due the previous Friday (Oct. 26). So got the paperwork late.) Also, when they were repaint the fire lines, they gave us less than 24 hrs. notice to move your car so not to get towed. They could have given residents more notice pretty easily. I don't even want to talk with the staff after these experiences. I feel they will continue to add to these negative experiences. I will be fair though and if things turn around, I will update this accordingly. Also, plan to update when move out, let you know how they experience goes. (FYI, not usually a complainer. I'm typically an optimist and try to make the best of things. So that should give you an idea as to how things go around at the Falls.) Here is just a list of other things that interest you: Parking is alright, not great, but not bad most of the time. It can get a bit crowded at times at night. People will frequently park illegally in alcoves of the lot and get out to go in, leaving their cars there; and reverse out of the alcove out of them, which I have seen cause one fender bender. Also, other residents tend to drive the wrong direction out of the entrance/exit gate, which causes a lot of problems. Sometimes it makes sense though, since the gates tend to frequently break (getting stuck open or closed). Plus, they were left open for months at one point. The noise isn't too bad. You do get outside noise though at times, and definitely can hear steps and thumps of people above you. But nothing terrible. Haven't seen too much wrong with the grounds keeping, except for the gates breaking down. They are improving the front office area, but haven't improved the apartments since I've been here. The look of the grounds is ok though, haven't had much other issues. And currently one of the exit gates is completely removed and open, so not really gated community right now. It's seems ok safety. Not too worried about break-ins or cars broken into. Have seen Dallas police here on more than a few occasions though. It is too easy for people to get in the gates though. Not too worried about safety though. It is an older complex and really needs improvements. They are improving the front office, but like I said, nothing really to the fixtures in the apartment. Its starting to show too. Needs more sound and heat insulation and would help with the noise for sure. Kitchen cabinets are all warped and warn from past water damage. Bathroom cabinets are tiny and they are small. Maintenance has been hit and miss for us. They get to things soon enough for me. We have had people come and fix things well, and some fix them terribly. (See experience above with poor repair then theft.) Also, had one of the toilets that they have tried to fix several times, has been cleaned repeatedly and hardly used, but somehow turns murky and smells. Staff has been... a negative experience. Not outright rude, but hasn't seem to care about the residents' needs or worked to help them. Above experiences gives you a good idea how things have been. Really need to do a better job letting residents know important information (i.e. why they are changing, when the pools will be closing for the winter, etc.). Also, just feel like they don't care to help the residents. We have seen them close before the hours they have posted (They said they were closing now whenever it gets dark, which is pretty arbitrary to me.) And refusing to give us our packages despite people being in the office. Overall though, it is safe enough. The money for the space is good. Amenities aren't great (pool is ok, but close for season even though the water is still there and waterfall at main pool is still running. Not sure why we can't use like hot tub considering how warm it is.) I like the location and within 15 min drive of a lot of things since near two highways. A lot of good daily need stores around and really close to a DART station. January 12, 2013
