My Husband and I go lucky when we leased our one bedroom apartment. We leased it about 4 months before it was even completed. In doing so we got the lease at $689 a month, which was great in the area. Unfortunately we noticed soon after that it was poorly constructed. The fan in the bathroom broke, the toilet paper holder broke off the wall, the shower curtain had to be taped to stay up, the windows and doors leak in air, cabinets are warping and the tub already has stains. Our lease is coming up and it has raised to $864. I cannot afford or nor would I pay that much for these apartments. Parking is terrible, if you come home late at night you will have to walk a block to get home or pay $50 extra a month for a private overhang. We brought our puppy who developed horrible fleas! We still deal with them constantly. We came from the country and I am surprised by how moving into an apartment caused MORE fleas than I ever thought possible.
However, It is a great community that is very friendly and very close to my work. Given my allergies I am happy to have a real hardwoof floor. The carpet however, sheds like mad when vaccuming because it is new. Maintance is very friendly and fix things very quickly, though. I do enjoy living here, but would NOT pay $864 for this ever.

This is the third apartment complex I have lived in, and, unfortunantly, every apartment I live in has to live up to my wonderful experience at my first apartments in Atlanta.
I am (mostly) happy in these apartments. They have an overall appealing design, inside and out. My review is based on the small and large 1br and the large 2br apartment buildings. I have not been inside a completed town home unit. Inside, the granite countertops in the kitchen and bathrooms are lovely, as will as the tile in both. The hardwood floors in every unit are a nice touch, but add to the noise from neighbors, unless you are on the top floor. The construction quality is overall above average, but you will notice little things, such as slightly misaligned faucets, towel hangers etc that show signs of rushed completion. I'm going to review each metric individually and sum up the good bad and ugly at the end. I will also compare things I have seen here compared to other communities nearby that I have done work in as part of my job.
Location/Neighborhood:
The community is close enough to everything you would need, without paying the prices of say, living in a nicer community, such as Boardwalk. There is only one shopping strip that you can reasonably walk to which contains Kat daddy's, Dosey doe, a pet clinic and a nail salon. Randall's, HEB, Kroger, Walmart and mall shopping are all located within a short drive. There is easy access to 45, with the exception of getting onto 1488 on weekday mornings because there is no traffic light, making leaving and entering the complex during high traffic times of day dangerous. You are also close to trails, and, unfortunantly, a motorbike park, which you can often hear inside of your apartment if it faces North. The complex shares a driveway with a church, which has never caused traffic issues for me, nor have I ever been able to hear the church from my uunit, even though my building is close. Many food delivery options are available here as well. While the location isn't as nice as living at the Boardwalk, with waterway access, it is decent and comes at a much better price, especially for 2br and larger units.
Office Staff:
While I have few issues with the office staff, they pale in comparison to my experience with the staff at my first apartment. Most of my issues have been resolved reasonably. While the manager does not come off as friendly, she has been fair in handling my requests and concerns. There are issues, however, I feel they do not address efficiently, such as noise complaints. There have been several requests, which, while not important issues, I felt were addressed with a lack of candor or care. You often will get an attitude that exudes "that's just the way it is," or "because I said so," when questioning certain policies that may be vague in the contract or addendum. The staff does not seem to plan many community events, and those events end with the office hours when they do. My first complex had events every month, making meeting other residents easy and fun. When residents know each other, I feel they are more cognisent of how their actions may disrupt their neighbors. The staff is very good about handling package deliveries. Overall, I rate the staff average. Not bad, just not great. They have staff that has the potential to be great with the proper coaching. I like them personally, but I compare the service to my previous 5 star staff I experienced.
Maintenance Service:
I have had little experience with requiring maintenance, so I have little to say here. I had one issue at move in that was addressed quickly, but I felt it was a sort of jerry-rigged fix. One of the maintenance guys I met is very friendly.
Quality of amenities:
This is where I have a lot to say. When you first tour, there are many things you overlook. The in apartment amenities are appealing and the grounds outside are well-maintained. The units in the 4 story apartment units are what I will be reviewing because I can't say for sure if the same is true for the townhomes.
As I said, they are beautiful units, but I am surprised that luxury apartments have no ceiling fans, especially in Houston. For advertising as energy efficient, the doors are improperly weather sealed. When there is any wind, you can hear howling as the air pours underneath the gaps of the doors to the balcony and stairway, which can be very aggitating. Though my energy bills are generally fairly inexpensive, this issue is a huge miss in energy efficiency.
Another surprising absence is cabinet hardware. You don't notice it when you tour, but as you open cabinets with finger tips, it becomes a noticeable issue. Odd placing of lights and cabinets becomes annoying. For example, in the large 1br, when you open the cabinet near the bar, it bangs into one of the three suspended lights. Just a little thing to pay attention to as you tour.
As I mentioned before, you will see several signs of rushed completion in the apartments, such as malaligned faucets, towel hangers and the like.
One of my largest gripes with this complex is the lack of phone lines. There are NO phone lines inside the units. There is no possibility of ever getting DSL OR Uverse. You can only get Comcast, or possibly clear wire for internet...ever. TV options include Comcast, or dish/DirecTV with proper line of site and approval from management. For home phone, you only have the possibility of a VoIP product due to the shortcut taken to not wire the units with telephone IW. I missed this during my tour and regret it, as I am a huge fan of the Uverse product. Uverse is available at Woodlands Lodge, Boardwalk, and the units on Pruitt rd, to name a few comparable properties.
Noise is in issue inside any unit not on the top floor. The wood flooring allows for crystal clear hearing of dogs playing, footsteps in heels, boots etc. Few residents seem cognisent of the noise created by playing dogs and shoes on wood flooring. This is why I personally do not play with my dog after 10. Barking dogs seem to not be addressed in anyway. There is a little yapper in my building that can be heard from any unit and has yet to be corrected.
Speaking of pets, there are many here. Some owners are better than others about dog training. But be aware that the majority of residents do have pets. The pet waste centers are well stocked, but despite their large pet population and ample space to make one, there is no dog park. In addition, you pay a pet deposit AND pet rent of 15/mo. Pet rent, in my opinion, is ridiculous, especially without a dog park.
Speaking of erroneous fees, there is the valet waste fee. Another 15/month. My idea of valet waste, especially if you are paying for it, would be having trash picked up from outside your door. This IS NOT how it works. You pay 15 a month to carry your trash to the curb, rather than the extra 20 feet to the dumpster. Its a service I don't even use because once I have taken it to the curb, I am going to go ahead and drop it in the dumpster. Trash chutes would have been a much better idea. Or reducing valet trash to 2 days and picking it up from outside resident doors.
The last rediculous fee that will be added to your rent is a 5 a month pest fee. I'm not sure what this includes because there has never been a bulletin about maintenance coming into my apartment to spray, so I assume its all done outside. If I could opt out, I think I could handle spraying a 25 foot line on the outside of my apartment myself.
Another big gripe is the clubhouse. Because the clubhouse closes with the leasing center, it also closes at 7. The clubhouse and leasing center are essentially the same thing, which also means no privacy from staff when using the clubhouse, no playing of pool and no business center after 7:00. The pool and hot tub are nice, but if you work late hours like I do, you will rarely enjoy it because you are kicked out at 10:00, even if you are a quiet, mature adult who wishes to relax in the hot tub for 30 minutes after a 14 hour workday. There are no TVs at the pool and the radio is locked in at the eagle. Requests to put the pool radio on the Texans or Astros game are met with a reaction like you just requested they commit a physical impossibility. Woodlands Lodge has several TVs at their pool, and they allow residents to change them to whatever game is on...did I mention they also have Uverse? In addition, the clubhouse has very little attraction as it is. Its not really designed for groups, and only has a pool table, some TVs and a couch. My last complex had a pool table, dartboard, shuffleboard, games, movies and was separate from the leasing center.
Another amenity you will find absent is that of a car wash station. There are many residents here with very nice cars and it is a shame to have to drive to Rayford to find a car wash.
Parking was abundant until they made a third of the lots covered parking that you have to pay 50 a month to use. Now, if you come home late on a weekend, expect to have trouble finding parking. Nearly every space at the Abby of lake wyndmere and boardwalk are covered for free. Both of which have access to DSL and uverse as well. There have also been some issues with the contracted towing company towing cars that did not deserve to be towed, but hopefully this has been resolved as the staff did seem genuinely upset about this.
Noise:
The majority of the noise issues revolve around the hardwood floors, dogs and heels. Overall, its not too bad, but noise complaints seem to go unaddressed.
Overall:
I like living here, but there isn't enough to keep me loyal to here once my contract is up. There are good and bad things about any place you live. The property and inside of the units is beautiful, but there are lots of little improvements that would need to be made to make this property as luxuryous as comparable apartments in the area.

Rated 3 out of 5?by Disgruntled Nice Looking, but ugly underneath.
The apartments look beautiful But they are poorly constructed. The location is great. The layout seems pretty good, but it is dangerous for pedestrians as it is horribly lit by the road. The biggest problems are the neighbors and the staff. Most of the staff seems nice enough but they won't respond to noise complaints. Not just like one or two, I mean over twenty five noise complaints. Don't live here unless you like neighbors whose tv rattles your dishes in your cabinet or you like your neighborhood sounding like a ghetto or frat party. Love my beautiful home, but that's all it is, pretty.
