I lived in Hunter's Cove from Fall 2012 - Spring 2013. First thing I want to mention is that my "Fair" ratings mean just that: I thought for what I paid in rent, and the amenities/experience I had were an even, fair trade. Also note, I come from a middle-class family, and moved into this apartment (Efficiency) complex from a younger, nicer one in a different state. I will be thorough in this review.
Location/Neighborhood:
CONS
Hunters Cove is relatively far away from the best parts of Bay City (Wal-Mart, HEB, Fat Grass, etc). I say relatively, because the distance is short, but there are a bunch of traffic lights on 60 and two sets of train tracks along the way. The neighborhood itself seems kind of shady, but it is a low-income complex.
PROS
There is a gas station at the entrance to the apartment complex that, from what I can tell, has the lowest prices in the city. Across the street is a mom and pop Mexican taqueria that is great for breakfast.
Maintenance Service:
PROS
I only have nice things to say about these guys. I have dealt with them on three occasions: the first time was to fix my AC, then to help move a box, and lastly to fix the toilet. They were speedy with the repairs, and helping me to move the box was a bonus. Kudos!
Quality of Amenities:
Cons
There's a picture on this site of a center grassy green area that doesn't accurately reflect the dirt-patched center area I can see from my window. Parking spaces are cramped, and I am one of the few tenants that can park within the lines. This is not a gated community. The laundry machines they have on site are expensive when compared to another complex I visited. Towels, bedding, and outerwear generally need to be cycled in the dryer twice, before completely dry. No one cleans the lint traps after use.
PROS
I not once ever had a machine eat my quarters. Not listed anywhere is the fact that the leasing office will hold your packages that arrive when you're not around, and they have great office hours. I love shopping online, so this was a huge plus. They are very diligent about making sure your stuff is safe. They even held on to a package of mine for a few weeks when my work hours were absurd.
Noise:
CONS
In my area there is this one free roaming cat in heat that sounds like a distressed child. Some of my neighbors were noisy. On one occasion I was privy to an early morning shout match between a young drunk couple. Another time a woman was yelling something about child support to her Romeo. Another neighbor, for sure, must be going deaf, because she shouts everything. I hear her every time I check the mail. Two weekends ago, my downstairs neighbors were having a party, with loud music. One of them audibly vomited somewhere nearby. It was pretty gross.
PROS
There are a lot of little kids that run around and play and laugh. When I would get home from work, it always lifted my spirits and made me feel safer. Also, for as shady as the are seems, everyone I met when checking the mail, doing laundry, or getting home from work, was friendly to me. It felt very familial, like everyone around me was a cousin of mine.
Office Staff:
PROS
The office staff really won me over for this place. Everyone was nice and sincere in their interest in me. I saw this same care and sincerity in the interactions between the staff and the tenants walking through the complex and when signing my paperwork. Not too long ago I was in the office when a disgruntled tenant was furious and yelling at one of the leasing managers. The manager was calm, cool, collected, respectful, mindful of his diction and tone, and was sincerely trying to help the tenant. That's not easy to do when someone is yelling at you. I cannot say enough about how wonderful they treated me.
Overall Value:
CONS
I would have scored this as an average, with the exception of the fact that I live on the second floor. This is important, because the tenants below me are smokers, and the smell of smoke seeps through the floor into my apartment. It's pretty bad, because I can tell immediately if someone downstairs is smoking/when they've come to a stop. Also, internet offerings in this complex are pretty terrible. I think it's like that for the whole city, actually.
PROS
Rent is very low and water is included. The deposit and application fees are low, as a result. Breaking the lease in this complex is nearly, financially painless when compared to every other complex around. They painted the exterior of the buildings while I was here, so everything looks nice.

i wouldn't recommened this place for my dog
some of the residents have the outside night lights
going through their breaker panels and dont even know it.I would definetly talk to some of the residents
before i leased an apartment there,especially the
the ones that have moved from there.
