I was surprised to see such poor reviews here. Is Nieuw Amsterdam Village luxury living? No. But for the price you pay, it really is one of the best options in the area. My Mom lived here for 5 years (2001-2005) and never had one problem. I am living here for 1 1/2 years now and have had several issues, but nothing that makes me say this place is bad.
Pros: If you are a pet owner, its dog friendly. Rent is pretty good for the space you get (I will admit my 2 bedroom at $1260/month really should be closer to $1200).
I've never had a problem with the office staff, in fact they have always been very kind to me. Emily has always helped me out and even gave me contact information for a dog trainer.
When my A/C broke, they came in within 24 hours with a brand new one. When my drains backed up, maintenance was in right away (once, they were there in 30 minutes. I will admit, they didn't do a great job with the drain clearing, but see the "cons" section about that.
The residents here are, in general, very nice and friendly. Of course you get the occasional grump/annoying resident, but everyone around me has been great.
The grounds are pretty good. Nothing spectacular. They always mow the lawn and trim hedges, etc. But see the cons section for the other part.
There is a pool on-site, though I have not used it. Looks nice, but my family has a pool 1 mile down the road and I don't have to pay extra for it. But certainly a nice thing to have and it always seems full of activity in the summer...great if you have kids.
Cons - The buildings are hot, most likely due to the solid construction of the buildings. I tend to have to crank the AC even when its only 65 degrees outside, but its not a huge problem and I can deal with it.
The buildings are old and I do believe the plumbing in my building needs a SERIOUS overhaul. Water comes up from my sink/tub often and while maintenance comes to "unclog" this helps for a week. There is a bigger building wide problem they should probably look into, but doubt they will.
The grounds are "ok." Would be nice to see less dirt patches and more full grass growth. Again, doubt this will happen, but would be nice.
Since moving in, my dog has had 3 bouts of fleas. I've never had a flea problem with him ever before until I moved in. I am guessing it is due to the large amount of homeless cats that hang around the grounds. This is my biggest gripe, but not sure what can be done.
Big issue I have is not with management, but some residents. We have several dog owners who refuse to pick up after their pets. I am a responsible dog owner and wish others would be too. I ruined a brand new pair of shoes the other day thanks to this. And my neighbors 3 year old son fell in a pile of dog feces! Gross AND unsanitary. Management has constantly sent messages and fliers around, but it hasn't helped. They need to set up cameras as a means of prevention AND catching/evicting/fining people who refuse to pick up after their dogs. Until then, I took it upon myself to tape hand made signs on the trees to remind residents to pick up after their pets. I even provided my own plastic baggies to be used.
So overall, NAV is an average place to live. Don't expect luxury, but then again, you aren't paying luxury prices. I will be moving out when my lease ends, but that is because I want a place with a Washer/Dryer in my unit. If NAV had that, I might be tempted to stay another couple years.

Have lived here for 6 years now. The lawns look like garbage. The repairs (If you're lucky to even get any) are a joke. I actually had a maintenance guy hand me a new faucet for the bathroom and had to install it myself. I have spackle putty in placed where old fixtures used to be instead of rock wall. The apartment is 80+ degrees, regardless of the temp you set, or if it's summer/winter. The office staff is horrible. Nasty, rude, and just don't care. It's like you're bothering them or something. Save your money, and look elsewhere.

Maintenace Is Very Poor You call And Call The Office Staff Is Nasty And Funny Part Is Its Same Problem That Dosent Get Fix'S You Have To Do It Your Self It
It Cost You In Your Rent And it COST In Repairs
I rather Live Keansburg Than There
