Description

The Highline, Omaha's tallest residential tower, brings sophistication back downtown. Each of the seventeen floors have been meticulously infused with style, boasting walls of windows and fine finishes second only to the lively finesse of the lifestyle this building informs. In a seamless blend of both mid-century modern nods to the era of its inception and the innovative amenities of tomorrow, The Highline remains an authority in being ahead of its time. The Highline's unmatched features begin at the top, with the 'Beacon'- a silky-smooth social room on the seventeenth floor with breathtaking views of downtown that caters to low-key wind-downs after a night on the town while inviting intimate conversations with new friends. On the eighth floor, neighbors congregate in The Hub on their way to and from The Terrace, a grand rooftop oasis that offers views into the Joslyn sculpture garden, sunbathing areas during the summer months, green spaces, gas grills and an outdoor theatre. The Highline's first floor boasts convenient and accessible residential services: the leasing office, mail center, covered car & bicycle parking, and a fitness arcade complete with half-court basketball! Whether lingering at the fireplace waiting for a taxi, congregating over pre-dinner martinis with friends, or directing party guests to a grand fete in The Galleria, Highline residents always seem to be in a wonderful world all their own. People fortunate enough to inhabit The Highline all agree: Life's better up here. Please see TheHighlineOmaha.com for more information, and to sign up for a private tour.

Rated 4.4 out of 5?by 14 reviewers.
Rated 5 out of 5?by Awesome place Everyone here is so wonderful and very helpful! Great customer service!! March 25, 2014
Rated 5 out of 5?by Current Resident- Best community I have ever lived in! I absolutely Love my apartment!!! I love the fact that everything in the building is new! The rooftop is very nice to hang out with friends, during the Summer! The fitness center has everything you would need for a good workout. I love how quick they get back to you (usually has been within a few hours, even on weekends), if you have any issues or if you need anything fixed. Maintenance has always been friendly and they will even change out my light-bulbs for me! Extra points for office and maintenance for always going the extra mile to make sure I am taken care of. Very kind and friendly staff. I enjoy living here!! Coming from out-of-state, the office staff made my move and transition to Omaha very smooth (even, at times, assisting as a tour guide). Would highly recommend to anyone looking for a place to call home! March 12, 2014
Rated 2 out of 5?by Not so highlife Although Highline offers nice amenities, it's not such a highlife to actually live in the apartment. WATER: It is very loud to run water. Whenever I have guests over and someone uses the bathroom, people think someone is in the shower. When the faucet is turned off, it makes a big sound of some sort of valves shutting or something. It sometimes wake me up in the middle of the night if my roommate gets up to use the bathroom (that's located in his room). NOISE: I saw that someone else had mentioned this, but the walls are really thin between the bedrooms. I can hear my roommates phone vibrating across the walls, not to mention talking or listening to music. WINDOWS: You can't really open/close the windows. Technically, some units have one or two windows that can open, but it's really difficult, and I had to call maintenance every time I tried to open it because it won't close back up. This is not a minor problem like your apartment smells like food you eat. Not circulating indoor air with outdoor air can lead to indoor air pollution. If you search about indoor air pollution, you can find out that it is often times much more harmful for your health than outdoor air pollution. COLD: Cold air literally gushes into the apartment through the electric outlets. Along with the big windows, it brings down the living room temperatures to 50's at night. Even with the heat turned on to above 70 degrees, the big windows and nice tiles turn the apartment into an ice box. My roommate and I hardly spend time in the living room for this reason. Waste of electricity and money to heat up the apartment. My biggest complaint is the lack of preparedness that the Highline showed for this winter. Many units in the apartment were without heat for days or even over a week in the middle of December. My apartment temperature went down to below 50's sometimes, and the Highline office did not do anything to address or compensate for this. After about 4 failed maintenance services, they had to replace the whole thermostat to fix the issue. And they're drilling holes in the wall and putting in insulation into the walls between the living room and outdoors right now in the middle of February. While I appreciate this since it'd make the apartment warmer, I cannot believe they built/opened an apartment without even putting in insulation between the walls that has a direct contact with outside. This explains why the living room area had been so cold. Plus, it left a really unpleasant paint/chemical odor, and I cannot get it out of the apartment since I cannot open the windows. Overall, while I enjoy the amenities here, I regret moving to the Highline. February 18, 2014
Rated 5 out of 5?by Love Living Here! I have lived here since May, and have been incredibly happy with my choice. I have lived out west and downtown, and the Highline has been my favorite apartment by far. My apartment itself has huge windows with awesome views of downtown and the river. I can even see the dessert dome from the zoo. The office staff is helpful and friendly. Maintenance does a fantastic job of responding quickly to fix any issue I have had. December 31, 2013
Rated 5 out of 5?by Great place I've lived here since it opened and I love it. I have a huge fridge, a great view, and a basketball court. Very happy, I'll stay a long time. December 30, 2013
Rated 3 out of 5?by Good place to live, definitely not a luxury apartment Pros: -Several different parking lots at varying monthly prices. It is really nice to have the option to pay more for covered parking or be able to try to save money and pay less for an uncovered lot -Location is perfect for Creighton students -Management is always friendly and tries to be helpful -NEST thermostats are wonderful and do seem to be pretty energy-efficient -Freezer is a drawer underneath the refrigerator which is very convenient. However, refrigerator/freezer seems significantly smaller than every other apartment I've lived in. -Garbage and recycling chutes Cons: -No garbage disposal for kitchen sink -Walls are EXTREMELY thin. I can hear my neighbors consistently throughout the day -Windows are very poorly insulated. It is 7 degrees colder on cold days anywhere near the windows (where the entire living space in my apartment is). Despite NEST being so great, I've had to get a space heater to combat the heat leaving so quickly through the windows -Elevators are incredibly slow. I've waited up to 4 minutes for an elevator (doesn't seem like that big of a deal, but pretty annoying when you're running late and don't want to run up or down 10+ flights of stairs) -Don't even get near the walls or else the paint will undoubtedly chip -Overall, building seems to have been cheaply re-done in somewhat of a half-hazard manner. Cabinets are poorly designed, all materials seem cheap. Another review was spot on in saying there is a lot to be desired in the details. Not that big of a deal for people living here for a year or two as it's not like this will be your permanent home, but the price (considering it's Omaha) seems far too high for what you're actually getting December 2, 2013
Rated 4 out of 5?by Highline review Great location, atmosphere, and apartments. Management and maintenance are prompt and readily available. November 21, 2013
Rated 3 out of 5?by Great but could be better I'd give it 3.5 stars. It's a great building and location; however, looking at the details is disappointing. PROS: Great location and views. Apartment layout is great. Secured location (however, door from parking garage should be turned around so badge lets you into the building not out of the building). CONS: The windows leak air (not because they are metal, not sealed correctly). We are the first to move into our apartments but looks like we are the 3rd to move into because the walls, cabinets & corners have marks, dings and scratches. At least one elevator doesn't work a week. Not sure why the high rate of not working. Seemed like a lot of the great benefits mentioned during the walkthrough fell flat. Example, you can hear your neighbors even though apparently the walls are insulated with some "great" material... Still a great place but we pay not to have these problems or to have them fixed.
