Rated 1 out of 5?by Alright place but too expensive and some serious shortcomings I lived at Cutters Grove for about 19 months and had an overall negative experience. Pros: The buildings are amazingly quiet. I only ever heard my neighbors a couple of times. I never felt like I had to try to be overly careful about noise or anything. Free heat made it nice in the winter as it stays around 75 cranked all the way up. The park and walking trail are very nice as well. Maintenance requests are handled quickly. Leasing agents are all very nice. Anoka municipal utility has great rates for electric. Water is included. Cons: Traffic! If you are planning on commuting south/east on highway 10 then I wouldn't even consider this location. The traffic on 10 is terrible! Every day it is backed up and my 15 minute drive to work without traffic routinely took 30-50 minutes. Parking is very limited, and snow removal is very inconvenient if you have any cars out of the garage. You will have to wake up early and put your car on the street or they will tow you! Management should work out a deal with Kmart so we could at least park there the night before. The layout of the buildings very bad as well. I was on the second level near one of the back entrances. That means either walking all the way to the other end of the building to go out the front door and walking back to my garage or trudging through snow as they make no effort to shovel back walkways. Washing machines are old and disgusting. They should be updated or at least provide hookups in every unit. AC units are old, noisy, and don't work very well at all. If you like to shop online that means lots of trips to the front office for packages and working around their hours, hoping someone is in the office to help you. Cost, this place is just way too expensive. While I was on my lease it was alright; I got a free month with a 13 month lease and the rate was reasonable. The offer to re-sign my lease was 50$ higher with no other incentive so I stayed just a few months paying month-to-month. In the extra 5 months, my rent went up 3 times. Once immediately after the lease, then the next month, then 2 months after that. I was paying over 100$ a month more than my original lease on my last couple months. They also kept a portion of my damage deposit that they definitely should not have. Very very greedy management. This left me with a very bad taste in my mouth, hence the mostly negative review. In summary: If you have the money to rent here, you have enough money to buy, and I can't encourage that enough. My mortgage plus taxes and insurance on a very nice house is only 125$ a month more than my rent was here. That's for a 2 story, 4bed, 2bath house, with all brand new appliances, and a 3 car garage. I researched it takes 2-3 years to break even on a house but when you consider it costs 1000$ a month to rent, it's closer to a year. If you insist on staying at Cutters Grove after reading this review, just plan ahead and don't be without a lease. When I went month to month they absolutely hammered me with rate increases, and I can't believe they kept a portion of my damage deposit at the end (with no explanation why).
