All landlords are subject to two Federal laws preventing discriminatory practices in seeking suitable tenants: The Civil Rights Act and the Fair Housing Act. The language in your ad may only use language that describes the available rental, the cost per month and date of availability. It is illegal to indicate preferences of any kind for any specific type of tenant. You may not post ad in forums with access to only to certain groups.
