The worst part of this neighborhood is the administration office. If you have a problem in the house you have to go to the office three times before they listen to you and solve your problem. Two weeks ago the houses were flooded and we are still waiting for workers to fix them. They take more care of the grass in the gardens that of the people who live here.

When I first moved in they were called Country Fair Apartments and were very affordable, the management was considerate and would listen to any problems, and if there were any technical issues they would send maintenance right away. About halfway through my lease they went to new management and were renamed Gramercy Park Apartments. The two or three men in the office are very rude, especially over the phone and it often seems as though they will just try to tell you what you want to hear so that they can get rid of you. I had a number of technical issues and when I would call and report them they would cut me off and say that they were very busy and to try again later and if I did then more than often they would not even send maintenance when they said they would. They put very little effort into solving any problems the residents had and raised the prices of the rent, as well as added the costs for all the utilities with little to no renovations for the apartments. The bedrooms are scorching hot in the summer, enough that some nights i have to sleep in the living room. The neighborhood appears to be nice but I have heard at least 3 or 4 shootings in the time that I have lived here, one being right in the main driveway near my apartment. The management are very rude and do not seem to care at all about the happiness of the residents and I do NOT recommend renting from them.

It's the oldest and very ugliest apartment in Champaign-Urbana. I have lived here just because the rate was very reasonable before the new management company took over their work. However, the staffs in the new management company are rude and have not maintain the facility at all. Also, they raise the rate a lot.
Last year, the rate included all the utility, but now it does not cover anything. Therefore, there is no reason to live here at an old-fashioned and dirty apartment. The new management company are too greedy and does not know why the residents chose this apartment before. Therefore, all the residents have leaving this apartment. As it was mentioned in another review there are a lot of poos of dogs in the grass. NEVER NEVER come to this apartment. You may regret your choice.

We moved in last summer. We loved the price and that the rent included the cable and internet and that our electric bill was really low (no more than $35 a month, no matter how much the A/C was on!). With the new management... I honestly haven't seen that much of a change in the maintenance. We never really have that many issues with our apartment and the 2 times that we have, they responded within 30 min to an hour. Which seems reasonable to me. Our neighbors are all quiet. The apartments are fairly big for the price, considering other places we have looked into. While I love a lot of things about this place. I think that they should not charge a new rate UNTIL all renovations have been completed. I understand that they need to pay for the renovations but I don't want to pay for them until I actually get to enjoy them! We have looked around and honestly it is still a great deal, for us at least.

management does not maintain apartment, no paint for 12 years, no carpet change for 12 years, no appliance upgrade for 12 years, A/c does not cool, management does want to fix anything just want increased rents w/o any upgrade or maintenance. makes false promises during lease renewals and never does do any maintenance.

I wouldn't recommend this place to anyone. This is definitely NOT a college student friendly environment. Residents call the police at the slightest bit of noise. The maintenance staff doesn't respond to service requests. My building has two washers and one dryer. Our dryer was out of order for a month. I have been without hot water before. The air conditioner doesn't always work, and because it's located in the living room, the far room doesn't feel the cool air. In the winter it's either a sauna in the rooms or an ice box. Getting your car out of the unplowed parking lots is also a challenge. The staff isn't friendly. Don't live here.

The new management isn't even close to the old. Before they used to spray for bugs every few months and would do an inspection of the living quarters to make sure everything was okay. It used to be easier to get someone over to fix things when they broke and they kept the grounds looking nice and enforced the dog walk areas on the grounds and the leash laws. Now you can't walk through the grass without stepping in dog poo because no one picks up after their dogs anymore. And they haven't refilled the doggie bag containers for months. Though the biggest thing is that to renew our lease for another year, it will cost us a hundred more a month because they tacked on a 50$ fee for having pets to each month even though we paid the deposit when we first moved in.
