I lived at Lake in the Woods for two years and was very happy there.
Pros:
Staff- I loved the staff. My maintenance requests were always addressed quickly, I could drop by the office whenever I had any questions or had issues and was always treated kindly and respectfully, and everyone who worked there- including the property owner!- knew me by name.
Community- I really liked all of my neighbors. I was on a friendly basis with everyone who lived around me and I felt that I lived in a safe community surrounded by nice people. I also liked the location- Stack Blvd. is a pretty quiet road, but you're still very close to Palm Bay Rd. and Babcock St. where all the shops/restaurants/etc are.
Apartments- I had a ground-level, one-bedroom apartment with wood laminate floors, which I loved. I could sometimes hear my upstairs neighbor walking around above me, but not any more than you would expect anyplace else. I had plenty of space and plenty of closet/storage space, and my pets seemed perfectly comfortable. Oh, and there are trash bins outside of your front door where you can leave your trash for weekday pick-up, which beats the heck out of lugging a trash bag to the nearest dumpster. I really miss that trash pick-up service.
Price- I thought my rent was pretty fair. I know there are cheaper apartments in the Melbourne area but to me it was worth it to pay a little more to live in a quieter, safer area. My rent also didn't fluctuate much, it only went up a little when I renewed my lease and they continued to honor the move-in special I got when I first signed.
Cons:
I really only had two complaints.
One thing I didn't like was that the pool entry is electronically locked, and you need a special ID card to get in. It was a pain to go to the pool and remember when I got there that I had forgotten my ID card and turn around to go home and retrieve it, and it was an even bigger pain to discover I had lost my card when I had guests over who wanted to go swimming. You also have to pay a fee to replace it if you lose it, so you'll definitely want to find a good way to keep track of that card.
The other thing I had an issue with was the apartment windows. I lived in an apartment that was previously inhabited by a smoker, which seemed to have resulted in fogging up the porch sliding glass door (which had two layers of glass, so my living room was pretty well insulated). I wasn't bothered by that since I usually kept the blinds closed, or had the door open on nice days, but it's something to note. My bedroom had a massive window (which was great for my cats to look out) that was either very thin glass or not very well sealed- it made cooling quite difficult and my bedroom quickly became extremely hot during the day. In addition I could hear with perfect clarity everything that was happening outside my apartment, which was annoying on Saturdays when I would attempt to sleep in and children would run by, etc. But I was in a ground-level apartment in a highly-trafficked part of the complex, so I suspect this wouldn't be much of an issue with other units. Also, it can easily be addressed by getting some nice blackout curtains; that helped me a lot with keeping the bedroom cool and reducing the noise.
